NOTICE OF SALE UNDER POWER
Pursuant to the power of sale contained in the Security Deed executed by LAWRENCE SULLIVAN JR AND ELIZABETH SULLIVAN to MORTGAGE ELECTRONIC REGISTRATION SYSTEMS, INC., AS GRANTEE, AS NOMINEE FOR FREMONT INVESTMENT & LOAN in the original principal amount of $76,000.00 dated August 30, 2005, and recorded in Deed Book 293Y, Page 426, Chatham County records, said Security Deed being last transferred to WELLS FARGO BANK, NATIONAL ASSOCIATION AS TRUSTEE FOR SECURITIZED ASSET BACKED RECEIVABLES LLC TRUST 2006-FR1 MORTGAGE PASS-THROUGH CERTIFICATES, SERIES 2006-FR1 in Deed Book 3786, Page 30, Chatham County records, the undersigned will sell at public outcry to the highest bidder for cash, before the Courthouse door in said County, or at such other place as lawfully designated, within the legal hours of sale, on 4/7/2026, the property in said Security Deed and described as follows:
ALL THOSE CERTAIN LOTS, TRACTS OR PARCELS OF LAND SITUATE LYING AND BEING IN THE STATE OF GEORGIA, COUNTY OF CHATHAM AND CITY OF SAVANNAH AND BEING KNOWN AS LOTS FORTY-SEVEN (47) AND FORTY-EIGHT (48), IN BLOCK ELEVEN (11), EAST SAVANNAH SUBDIVISION, JENKINS WARD, AS SHOWN ON A MAP OR PLAN OF RE-SUBDIVISION OF BLOCKS 11, 12 AND 13, SAID SUBDIVISION RECORDED IN CHATHAM COUNTY, GEORGIA, RECORDS IN PLAT RECORD "B", PAGE 19. SAID TWO LOTS LYING CONTIGUOUS AND HAVING A COMBINED FRONTAGE OF FIFTY (50) FEET ON THE SOUTHERN SIDE OF EAST HUNTINGDON STREET BETWEEN TREAT AVENUE AND LAUREL AVENUE WITH A RECTANGULAR DEPTH IN A SOUTHERN DIRECTION OF 111 .5 FEET TO A LANE; AND AS A WHOLE BEING BOUNDED ON THE NORTH BY HUNTINGDON STREET; ON THE EAST BY LOT FORTY-SIX (46), SAID BLOCK, SUBDIVISION AND WARD; ON THE SOUTH BY SAID LANE, AND ON THE WEST BY LOT FORTY-NINE (49), SAID BLOCK, SUBDIVISION AND WARD.

To the best of the undersigned’s knowledge, the party or parties in possession of said property is/are LAWRENCE SULLIVAN JR AND ELIZABETH SULLIVAN or tenant(s).
The debt secured by said Security Deed has been and is hereby declared due and payable because of, among other possible events of default, failure to pay the indebtedness as provided for in the Note and said Security Deed. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of sale, including attorney’s fees (notice of intent to collect attorney’s fees having been given).
Said property will be sold subject to the following: (1) any outstanding ad valorem taxes (including taxes which are a lien, whether or not yet due and payable); (2) the right of redemption of any taxing authority; (3) any matters which might be disclosed by an accurate survey and inspection of the property; and (4) any assessments, liens, encumbrances, zoning ordinances, restrictions, covenants, and matters of record superior to the Security Deed first set out above.
Said sale will be conducted subject to the following: (1) confirmation that the sale is not prohibited under the U.S. Bankruptcy Code; and (2) final confirmation and audit of the status of the loan with the holder of the Security Deed.
