NOTICE OF SALE UNDER POWER IN SECURITY DEED
STATE OF GEORGIA,
COUNTIES OF COLUMBIA AND AUGUSTA-RICHMOND
On December 9, 2020, Teddy Miller executed a Deed to Secure Debt to United Community Bank, securing a note of even date for One Hundred Ninety-Two Thousand Four Hundred Forty-Three Dollars and 08/100 ($192,443.08), said Security Deed being recorded in Deed Book 13253, Pages 0113-0120, Columbia County Records and also in Deed Book 1769, Page 2002, Augusta-Richmond County Records and as subsequently modified. Said Security Deed conveyed the property hereinafter described.
By virtue of the power of sale contained in said Security Deed to United Community Bank, there will be sold by the undersigned at public outcry to the highest bidder for cash, before the Augusta-Richmond County Courthouse door in Augusta-Richmond County, Georgia, during the legal hours of sale, being 10 a.m. until 4 p.m. Eastern Time, on the first Tuesday in April, 2026, the same being April 7, 2026, the following described property:
Tract 1:
ALSO ALL THAT LOT OR PARCEL OF LAND, WITH IMPROVEMENTS THEREON, SITUATE, LYING AND BEING IN COLUMBIA COUNTY, GEORGIA, IN THE EDGEWOOD ESTATES SUBDIVISION, HAVING A FRONTAGE OF EIGHTY-FOUR AND 88/100 (84.88) FEET ON THE SOUTH SIDE OF COLUMBIA ROAD AND EXTENDING BACK BETWEEN DIVERGING LINES A DISTANCE OF ONE HUNDRED THIRTY-NINE AND 57/100 (139.57) FEET ON ITS EASTERN BOUNDARY AND A DISTANCE OF ONE HUNDRED FORTY-TWO AND 28/100 (142.28) FEET ON ITS WESTERN BOUNDARY, WITH A REAR WIDTH OF ONE HUNDRED THREE AND 65/100 (103.65) FEET, AND BEING KNOWN AND DESIGNATED AS LOT NO. 16, AS SHOWN ON A PLAT OF SAID SUBDIVISION WHICH IS RECORDED IN THE OFFICE OF THE CLERK OF THE SUPERIOR COURT OF COLUMBIA COUNTY, GEORGIA, IN DEED BOOK, PAGE 63. A PLAT OF A SURVEY OF THE HEREIN DESCRIBED PROPERTY, MADE BY ROBERT L. HERRINGTON, JR., DATED JUNE 30, 1986, IS OF RECORD IN SAID CLERK'S OFFICE IN PLAT BOOK PC-A, PAGE 226 #3, REFERENCE BEING HEREBY MADE TO SAID PLAT FOR A MORE ACCURATE DESCRIPTION OF THE METES, BOUNDS AND LOCATION OF THE LOT OR PARCEL OF LAND, WITH IMPROVEMENTS, HEREBY DESCRIBED AND CONVEYED.
THE ABOVE DESCRIBED PROPERTY IS CONVEYED SUBJECT TO THE PROTECTIVE COVENANTS SET FORTH IN AN INSTRUMENT RECORDED IN SAID CLERK'S OFFICE IN DEED BOOK 80, PAGES 193-4.
Tract 2:
ALSO ALL THAT TRACT OR PARCEL OF LAND LYING AND BEING IN THE STATE OF GEORGIA, COUNTY OF RICHMOND, CITY OF AUGUSTA, FRONTING ON THE NORTH SIDE OF WRIGHTSBORO ROAD 58.12 FEET AND EXTENDING BACK BETWEEN PARALLEL LINES A DISTANCE OF 157.08 FEET AND BEING KNOWN AND DESIGNATED AS LOT "D", AS SHOWN ON A PLAT THEREOF, RECORDED IN THE OFFICE OF THE CLERK OF SUPERIOR COURT OF RICHMOND COUNTY, GEORGIA IN REALTY BOOK 27-R, PAGE 380, TO WHICH PLAT REFERENCE IS HEREBY HAD FOR A MORE COMPLETE AND ACCURATE DESCRIPTION AS TO METES, BOUNDS, AND LOCATION OF SAID PROPERTY. THE IMPROVEMENTS ON SAID PROPERTY ARE KNOWN UNDER THE PRESENT SYSTEM OF HOUSE NUMBERING IN THE CITY OF AUGUSTA, GEORGIA AS 2463 WRIGHTSBORO ROAD.
SAID PROPERTY IS SUBJECT TO ANY AND ALL EASEMENTS, RESTRICTIONS AND COVENANTS OF RECORD IN SAID CLERK'S OFFICE.
The debt secured by said Security Deed and note has been and is hereby declared due and payable because of default for non payment as required by the note and Security Deed. The debt having been declared due and payable and remaining unpaid, and the terms in the note and Security Deed remaining in default, this sale will be made for the purpose of paying the principal, accrued interest and attorney’s fees pursuant to the note and Security Deed, plus all expenses of this sale.
Said property will be sold as the property of Teddy Miller and subject to outstanding ad valorem taxes and/or easements and/or restrictive covenants appearing of record, if any. The undersigned will comply with Georgia law, O.C.G.A. Section 44-14-162.2, prior to conducting the sale. This Notice shall be published in both Augusta-Richmond and Columbia Counties and the sale as set forth above shall take place in Augusta-Richmond County on the date and time set forth above.
To the best knowledge and belief of the undersigned, equitable title to said property is now held by Teddy Miller.

The undersigned will execute a Deed to the purchaser at said sale as provided in the aforementioned Deed to Secure Debt to United Community Bank.
