Under and by virtue of the Power of Sale contained in a Security Deed given by 102030 Flipping Houses LLC to Mortgage Electronic Registration Systems, Inc., (“MERS”) as grantee, as nominee for Kiavi Funding, Inc. dated July 31, 2024 and recorded on August 28, 2024 in Deed Book 3466, Page 113, Chatham County, Georgia Records, and later assigned to U.S. Bank Trust National Association, as Trustee for LB-Treehouse Series VI Trust by Assignment of Security Deed recorded on January 26, 2026 in Deed Book 3888, Page 345, Chatham County, Georgia Records, conveying the after-described property to secure a Note in the original principal amount of Two Hundred Thirty-Eight Thousand And 00/100 Dollars ($238,000.00), with interest thereon as set forth therein, there will be sold at public outcry to the highest bidder for cash before the courthouse door of Chatham County, Georgia, within the legal hours of sale on April 7, 2026 the following described property:
All that certain lot and portion of lot, tracts or parcels of land situate, lying and being in Savannah, Chatham County, Georgia, shown as Lot 34 and the Southernmost 8' 1” of Lot 33, Schwarz Ward, on a plat of C.J. Hull's Subdivision of Millen Lot Number Seven (7) recorded in the Office of the Clerk of Superior Court of Chatham County, Georgia, in Historical Map Book 1, Page 33. Said lot and portion of lot having a frontage of 33' 1” on the Western side of Grove Street, with a rectangular depth Westwardly of 100'. Said property was conveyed to Freddie N. Stevens by Certificate of Order of Year's Support dated October 21, 2014, recorded in Deed Book 414, Page 638, aforesaid Clerk's Office. Said map and order are incorporated herein by specific reference.
Being the same property conveyed to 102030 Flipping Houses LLC, a Hawaii Limited Liability Company by Limited Warranty Deed from Freddie N. Stevens, Jr., dated July 21, 2023, recorded on July 27, 2023 as Book 3154, Page 533.

The debt secured by said Security Deed has been and is hereby declared due because of, among other possible events of default, failure to pay the indebtedness as and when due and in the manner provided in the Note and Security Deed. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, as provided in Security Deed and by law, including attorney’s fees (notice of intent to collect attorney’s fees having been given).
