SUBSTITUTED TRUSTEE’S NOTICE OF SALE
WHEREAS, on December 23, 2024, KasaGrande LLC by Camilo E. Rodriguez Duque, Member, executed a Deed of Trust, Assignment of Leases and Rents, Security Agreement and Fixture Filing ("Deed of Trust") to Roger McGehee, Jr. PLLC, Trustee for the benefit of Double Backflip, LLC, which deed of trust is recorded in Deed of Trust Book 7322 at Page 6071, in the Office of the Chancery Clerk of the First Judicial District, County of Hinds, State of Mississippi; and
WHEREAS, Double Backflip, LLC, the holder of the Deed of Trust and the note secured thereby, substituted McCalla Raymer Leibert Pierce, LLP as Trustee therein, as authorized by the terms thereof, by instrument dated and recorded in the Office of the aforesaid Chancery Clerk in Book 7328 at Page 5602; and
WHEREAS, default having been made in the terms and conditions of the Deed of Trust and the entire debt secured thereby having been declared due and payable, in accordance with the terms of the Deed of Trust and the legal holder of the indebtedness, Double Backflip, LLC, having requested the undersigned Substitute Trustee to execute the trust and sell the land and property in accordance with the terms of the Deed of Trust for the purpose of raising the sums due thereunder together with attorney’s fees, Substituted Trustee’s fees and expense of sale.
NOW, THEREFORE, WE, McCalla Raymer Leibert Pierce, LLP, Substituted Trustee under the Deed of Trust, will on the 2nd day of April, 2026, offer for sale at public outcry and sell to the highest bidder for cash within legal hours (between 11:00 a.m. and 4:00 p.m.) at the front door of the Hinds County, First Judicial District Courthouse located in Jackson, Mississippi, the following described property situated in Hinds County, First Judicial District, Mississippi, being the same property described in the Deed of Trust:
Lot 13, Block B, Choctaw Village, Plat-I, a subdivision according to a map or plat thereof on file and of record in the Office of the Chancery Clerk of Hinds County, at Jackson, Mississippi, in Plat Book 9 at Page 41, reference to which is here made in aid of and as part of this description and more commonly known as 3909 Mesilla Drive, Jackson, MS 39212 (Parcel# 613-40).
WE WILL CONVEY only such title as is vested in McCalla Raymer Leibert Pierce, LLP as Substituted Trustee.
