Under and by virtue of the Power of Sale contained in a Security Deed given by Jessica Sequeira to Mortgage Electronic Registration Systems, Inc., as grantee, as nominee for Union Home Mortgage Corp, dated July 25, 2024, and recorded in Deed Book 1934, Page 1160, Richmond County, Georgia Records, as last transferred to Union Home Mortgage Corporation by assignment recorded on January 22, 2026 in Book 2000 Page 685 in the Office of the Clerk of Superior Court of Richmond County, Georgia Records, conveying the after-described property to secure a Note in the original principal amount of One Hundred Twenty-Two Thousand Five Hundred and 0/100 dollars ($122,500.00), with interest thereon as set forth therein, there will be sold at public outcry to the highest bidder for cash before the courthouse door of Richmond County, Georgia, within the legal hours of sale on April 7, 2026, the following described property:
ALL that lot or parcel of land, with improvements thereon, situate, lying and being in the State of Georgia, County of Richmond, and being shown and designated as Lot 11, Block F, Section III, Glen Hills Subdivision, as shown on a plat recorded in the Office of the Clerk of the Superior Court of Richmond County, Georgia, in Realty Book 32-D, Pages 444-446; reference being made to said plat for a more complete and accurate description as to the metes, bounds and location of said property.
Said property is conveyed subject to and with notice of the following matters: a) drainage easements, building setback lines, and all other matters shown on the plat of record; b) general utility easements and road right-of-way grants and easements.
Said property is hereby conveyed subject to easement recorded in the aforesaid Clerk's Office in Book 28-Y, page 387, and Book 32-M, page 397.
Said property is hereby conveyed subject to Restrictive Covenants recorded in the aforesaid Clerk's Office in Book 32-D, Page 605, as amended, and to any and all other easements, conveyances of any sort, restrictions and rights of way of record in the aforesaid Clerk's Office.

The debt secured by said Security Deed has been and is hereby declared due because of, among other possible events of default, failure to pay the indebtedness as and when due and in the manner provided in the Note and Security Deed. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, as provided in Security Deed and by law, including attorney’s fees (notice of intent to collect attorney’s fees having been given).
The entity having full authority to negotiate, amend or modify all terms of the loan (although not required by law to do so) is: Union Home Mortgage they can be contacted at 269-324-4240 for Loss Mitigation Dept, or by writing to 6444 Monroe Street, Suite 6, Sylvania, Ohio 43560, to discuss possible alternatives to avoid foreclosure.
Said property will be sold subject to any outstanding ad valorem taxes (including taxes which are a lien, but not yet due and payable), any matters which might be disclosed by an accurate survey and inspection of the property, any assessments, liens, encumbrances, zoning ordinances, restrictions, covenants, and matters of record superior to the Security Deed first set out above.
To the best knowledge and belief of the undersigned, the party in possession of the property is Jessica Sequeira or tenant(s); and said property is more commonly known as 3031 Jeanne Rd, Augusta, GA 30906.
The sale will be conducted subject to (1) confirmation that the sale is not prohibited under the U.S. Bankruptcy Code (2) final confirmation and audit of the status of the loan with the holder of the security deed and (3) any right of redemption or other lien not extinguished by foreclosure.
