Notice of Sheriff’s Sale

By virtue of the Court Order dated October 16, 2024, Civil Action No. SU24CV0290 against Adam Barfield and in accordance with the Writ of Fieri Faias recorded in Lien Book 515, Page 450 in the records of the Superior Court of Clarke County and by virtue of the Court Order dated October 26, 2021, Civil Action No. SU21CV0411 against Adam Barfield and in accordance with Alias Writ of Fieri Facias recorded in Lien Book 509, Page 121 in the records of the Superior Court of Clarke County there will be sold by the Clarke County Sheriff’s Office at public outcry to the highest bidder for cash before the Courthouse door of Clarke County, Georgia within the legal hours of sale on the first Tuesday in April, to wit April 7, 2026 the following described property:
ALL THAT TRACT OR PARCEL OF LAND LYING AND BEING IN THE 216TH G.M. DISTRICT OF CLARKE COUNTY, GEORGIA, AND BEING MORE PARTICULARLY DESCRIBED AS FOLLOWS:
CONDOMINIUM UNIT B-108 OF STADIUM VILLAGE CONDOMINIUM, A CONDOMINIUM, PHASE ONE, AS MORE PARTICULARLY DESCRIBED AND DELINEATED IN THE DECLARATION OF CONDOMINIUM FOR STADIUM VILLAGE CONDOMINIUM, RECORDED IN DEED BOOK 3146, PAGE 201, ET SEQ., CLARKE COUNTY, GEORGIA RECORDS, AS MAY BE AMENDED.
THIS CONVEYANCE IS MADE SUBJECT TO THE DECLARATION AND ALL MATTERS REFERENCED THEREIN, ALL MATTERS SHOWN ON THE PLAT RECORDED IN CONDOMINIUM PLAT CABINET G, FOLDER 44F, CLARKE COUNTY, GEORGIA RECORDS, AS MAY BE AMENDED, AND THE FLOOR PLANS RECORDED IN CONDOMINIUM FLOOR PLAN FOLDER NO 261, AFORESAID RECORDS, AS MAY BE AMENDED.

To the best knowledge and belief of the Sheriff of Clarke County, the party in possession of the Subject Property known as 250 Little Street, #B108, Athens GA 30605 is Adam Barfield.
Said property will be sold subject to (a) any outstanding ad valorem taxes (including taxes which are a lien but not yet due and payable), (b) any matters which might be disclosed by an accurate survey and inspection of the property, (c) the Declaration, as amended, and (d) all matters of record superior to the condominium lien first set out above, including but not limited any encumbrances, zoning ordinances, restrictions, covenants and matters of record superior to the condominium lien first set out above.
The sale will be conducted subject to (1) confirmation that the sale is not prohibited under the United States Bankruptcy Code, and (2) final confirmation and audit of the status of the lien with the holder of the Order to foreclose.
The Clarke County Sheriff makes no warranty whatsoever as to the above-described property. The Sheriff specifically makes no warranty of title as to defects of title or survey or liens or encumbrances or other title defects in conjunction with the sale. The Sheriff reserves the right to reject any and all bids made, regardless of the amount, for the purchase of the above-described property. All bids are final.
