NOTICE OF DECISION
On March 12, 2026, the City of Elizabeth Zoning Board (the "Zoning Board") adopted a Resolution granting Primeira Igreja Batista de Lingua Portuguesa de New Jersey, Inc. (Church of the City or "Applicant"), a d(1) use variance, and Preliminary Major Site Plan approval with bulk "c" variance relief and designs waivers, for the property located at 1250-1262 Alina Street, Elizabeth, New Jersey, further identified as Block 136, Lot 14 on the Tax Map of the City of Elizabeth (the "Property").
The Zoning Board approved the renovation of the Property to develop it into a formal parking lot to be used in conjunction with their church located at 1265 Durant Street. The property is located in the C-3 commercial zone and the parking lot use was not permitted, requiring the granting of the D1 Variance. The Zoning Board further approved the following bulk ( c ) variance as part of the application:
Maximum Impervious Coverage: 75% Permitted, 84.5% Approved
