Together with a non-exclusive easement for ingress and egress over a certain 0.082 acre tract as described of record in ORV 34785, Page 119.(ACCESS EASEMENT)Situated in the State of Ohio, County of Franklin, City of Columbus, being in Virginia Military Survey Nos. 6554 and 7029 and containing 0.082 acre of land, more or less, said 0.082 acre area being part of that 50.056 acre tract of land described in the deed to Donald R. Kenney, Trustee, of record in Official Record 32489G07, Recorder's Office, Franklin County, Ohio, said 0.082 acre area being more particularly described as follows: Beginning, for reference, at a railroad spike found in the centerline of Roberts Road at the northeasterly comer of the Dedication Plat of Potts Place and Easements, of record in Plat Book 81, Page 82, Recorder's Office, Franklin County, Ohio, said railroad spike being located S 87 deg. 30' 00" E, a distance of945.46 feet from, as measured along the centerline of said Roberts Road, an aluminum cap set in concrete at the centerline intersection of Hilliard-Rome Road and said Roberts Road (Franklin County Monument No. FCGS-6665); thence from said railroad spike, S 87 deg. 27' 55" E, with the centerline of said Roberts Road, a distance of 763.98 feet to a point; thence S 2 deg. 32' 05" W, a distance of 50.00 feet to a 3/4 inch (1.D.) iron pipe found in the southerly right-of-way line of said Roberts Road at the northeasterly comer of said 50.056 acre tract, the same being at a northwesterly comer of that 12.665 acre tract of land described in the deed to Village Communities Corporation, of record in Official Record 32489G02, Recorder's Office, Franklin County, Ohio, said iron pipe being at the true point of beginning; thence from said true point of beginning, S 2 deg. 32' 05" W, with an easterly line of said 50.056 acre tract and with a westerly line of said 12.665 acre tract, a distance of 71.67 feet to a 3/4 inch (I.D.) iron pipe found at a southeasterly comer of said 50.056 acre tract; thence N 87 deg. 27' 55" W, with a southerly line of said 50.056 acre tract and with a northerly line of said 12.665 acre tract, a distance of 50.00 feet to a point; thence N 2 deg. 32' 05" E, parallel with and 50.00 feet westerly from, as measured at right angles, an easterly line of said 50.056 acre tract, a distance of 71.67 feet to a point in the southerly right-of-way line of said Roberts Road, the same being in a northerly line of said 50.056 acre tract; thence S 87 deg. 27' 55" E, with the southerly right-of-way line of said Roberts Road and with a northerly line of said 50.056 acre tract, parallel with and 50.00 feet southerly from, as measured at right angles, the centerline of said Roberts Road, a distance of 50.00 feet to the true point of beginning and containing 0.082 acre of land, be the same more or less, but subject to all legal highways. The bearings referred to in the hereinabove description are based on the bearing S 87 deg. 30' 00" E, as shown along the centerline of said Roberts Road on the recorded plat of Dedication Plat of Potts Place and Easements, of record in Plat Book 81, Page 82, Recorder's Office, Franklin County, Ohio.

Second Sale - If the property does not sell at the first auction, a second sale of this property will be held on May 8th, 2026. The second sale shall be made without regard to the minimum bid requirements in ORC Section 2329.20, but shall be subject to costs, allowance and taxes under ORC Section 2329.21.
