ASHBURNHAM PLANNING BOARD
LEGAL NOTICE OF PUBLIC HEARING FOR PROPOSED CHANGES TO:
ASHBURNHAM ZONING BYLAWS CHAPTER 167 (LOW IMPACT DEVELOPMENT; CHAPTER 250 SECTIONS 5.12 (ACCESSORY DWELLING UNITS) AND 5.15 (PLANNED UNIT DEVELOPMENT); AND SECTIONS 1.3.1 (TERMS DEFINED) AND 5.2.2
(DEFINITIONS)
In accordance with MGL Chapter 40A, Section 5, the Planning Board will hold a Public Hearing in the Upper Meeting Room of Town Hall, 32 Main Street, Ashburnham on Wednesday, April 8, 2026 at 6:00 PM on the following:
• Revisions to Chapter 167 (Low Impact Development) changing the permit threshold from 7,500 square feet to 20,000 square feet, and clarifications to distinguish between major and minor actions requiring a LID permit, as well as the application requirements associated with these respective actions.
• Revisions to Section 5.12 (Accessory Dwelling Unit) as required by the MA Office of the Attorney General (AG) in order to attain compliance with the Affordable Homes Act.
• Revisions/clarifications to Section 5.15 (Planned Unit Development) by adding a reference to the date of PUD Overlay District (PUDOD) map preparation, and by correcting the date on which the PUD bylaw was approved. Corrections to the PUDOD map also are proposed.
• Revisions to Sections 1.3.1 (Terms Defined) and 5.2.2 (Definitions) by adding language that that prohibits or limits the degree to which a lot has an irregular shape.
Copies of the Zoning Bylaw and PUDOD map revisions are available for review at https://www.mytowngovernment.org/01430 under the Planning Board’s April 8, 2026 meeting. Copies also are available for review within the office of the Town Clerk, during normal business hours.
