(365, 367, 370, 373, 377, 381, 385, & 395 Plantation Street, 0, 257, 305, 309, & 361 Belmont Street, 0 Plantation Parkway, 1 Manny Familia Way, 1 Innovation Drive, 100 Research Drive, 301 Green Hill Parkway)
Eric Batista, City Manager, seeks to amend the City of Worcester Zoning Map to:
(1) Extend the BG-3.0 (Business, General) zoning district to wholly encompass the properties at 365, 367, 370, 373, 377, 381, 385, & 395 Plantation Street (MBL 57-04A-00005; -00008; -00009; -0010A; -0010B; 004-0A2-1; 004-00A-2; 004-0000A; 46-001-00009), 361 Belmont Street (MBL 57-04A-00003), 0 Plantation Parkway (MBL 57-004-0002A), 1 Innovation Drive (MBL 57-04A-0007A; -0007B; -00006; -00001), 100 Research Drive (MBL 57-04A-00004), and to encompass the existing BG-2.0 and ML-0.5 zoned portions of the property at 305 (aka 309) Belmont Street (MBL 57-004-0000B); and
(2) Extend the RS-7 (Residence, Single-Family) zoning district to wholly encompass the properties at 0 Plantation Parkway (MBL 57-004-0002C), 301 Green Hill Parkway (MBL 57-003-00003), 0 Belmont Street (MBL 57-004-B102A), and 257 Belmont Street (MBL 57-003-0001D), to encompass the existing ML-0.5 zoned portion of the property at 1 Manny Familia Way (MBL 57-003-001+4), and to encompass the existing area subject to a conservation restriction on the properties at 305 & 309 Belmont Street (MBL 57-004-0000B & -B1-02).
The properties are presently located partially or wholly within the BG-2.0 or BG-3.0 (Business, General), ML-0.5 (Manufacturing, Limited), and/or RS-7 (Residence, Single-Family) zoning districts (ZA-2026-005).
A public hearing on the application will be held on Wednesday, April 1, 2026, at 5:30PM in the Levi Lincoln Chamber, 3rd floor of the City Hall, 455 Main Street, Worcester, MA.
