SUBSTITUTED TRUSTEE’S NOTICE OF SALE
WHEREAS, Linda Garrard a/k/a Chip Rigby Garrard executed a Deed of Trust, dated November 18, 2024, to Michael A. King, Trustee, in favor of Trustmark National Bank, which Deed of Trust was recorded on January 6, 2025, in Book 7316 at Page 3232, in the office of the Chancery Clerk of the First Judicial District of Hinds County, Mississippi (the “Deed of Trust”); and
WHEREAS, on August 4, 2025,Trustmark Bank, a Mississippi banking corporation became successor in interest to Trustmark National Bank by virtue of those certain Articles of Incorporation and Articles of Conversion filed of record with the Mississippi Secretary of State (“Trustmark”); and
WHEREAS, on February 4, 2026, Trustmark appointed and substituted Erin A. McManus as Substituted Trustee in the place and stead of Michael A. King, the original trustee of the Deed of Trust, as was its right to do under the terms of said Deed of Trust, said Substitution of Trustee being recorded on February 13, 2026, in Book 7330 at Page 5848, in the office of the Chancery Clerk of the First Judicial District of Hinds County, Mississippi; and
WHEREAS, default having been made in the terms and conditions of said Deed of Trust, and the entire debt secured having been declared due and payable in accordance with the terms of said Deed of Trust, and the legal holder of said indebtedness, Trustmark, having requested the undersigned Substituted Trustee to execute the trust and sell said land and property in accordance with the terms of said Deed of Trust for the purpose of raising sums due thereunder together with attorney’s fees and expenses of sale;
NOW, THEREFORE, I, Erin A. McManus, the undersigned Substituted Trustee, will sell during the legal hours (being between the hours of 11:00 a.m. and 4:00 p.m.) on the 9th day of April, 2026, at the front door of the County Courthouse of Hinds County, First Judicial District, 407 E. Pascagoula Street, Jackson, Mississippi 39201, for cash to the highest and best bidder, the following described land and property located and being situated in Hinds County, First Judicial District, State of Mississippi and being more particularly described as follows, to-wit:
UNIT 408, RIVER PLACE, PART IV CONDOMINIUM, a condominium created, established and dedicated in a certain Plan of Condominium and Declaration of Covenants, Conditions and Restrictions and Exhibits thereto, of record in Condominium Book 3 at Page 205 in the records of the Chancery Clerk of Hinds County at Jackson, Mississippi, and recorded in Book 3 at Page 243 in the records of the aforesaid Chancery Clerk, together with an undivided interest in and to the common areas of River Place IV appurtenant to the units as such are defined in the aforesaid Plan of Condominium and Declaration of Covenants and Restrictions and Exhibits thereto.
The Real Property or its address is commonly known as 408 River Place, Jackson, MS 39211.
I will convey only such title as is vested in me as Substituted Trustee.
