vs.
NATHANIEL BADILLA and DOE SPOUSE BADILLA; THE UNKNOWN HEIRS AND DEVISEES OF THE ABOVE-NAMED DEFENDANTS, IF DECEASED, Defendant(s).
UNDER AND BY VIRTUE OF EXECUTION AND ORDER OF SALE issued out of and under the seal of Superior Court of Maricopa County, State of Arizona, on the 4th day of February, 2026, and to me as Sheriff of said County duly directed and delivered in the above entitled action:
WHEREAS, on the 18th day of November, 2025, the above-named Plaintiff recovered a Judgment in the above-styled Court against the Defendant, above-named, as follows:
Amounts awarded in judgment, accruing interest at rate stated in judgment -- $11,835.59; Pre-judgment interest -- $90.40; 2026 assessment -- $794.64; Late charges -- $15.00; Interest accrued on judgment through January 23,2026 -- $223.34; Supplemental attorney fees and costs pending Court approval -- $1,677.38; Less credits or payments applied -- ($0.00); Total judgment balance as of January 23, 2026 -- $14,636.35.
Interest will continue to accrue at the rate of $3.38 per diem from January 24, 2026, plus quarterly late charges commencing April 2026. Additional assessments will accrue January 1, 2027 in an amount not less than $794.64.
Lot 788, MESQUITE CANYON UNIT III, according to Book 478 of Maps, Page 39 and in Book 502 of Maps, Page 48, records of Maricopa County, Arizona.

NOW, THEREFORE, PUBLIC NOTICE IS HEREBY GIVEN that on the 9th day of April, 2026, at the hour of 10:00 A.M. at 301 West Jefferson Street, Room 250-8*, in the City of Phoenix, Maricopa County, State of Arizona, I will in obedience to said Execution and Order of Sale, sell all the right, title, claim and interest of the above named debtor, in, of and to the above described property at public auction to the highest bidder for cash or certified funds only, in lawful money of the United States, and apply the proceeds thereof to the payment and satisfaction of said judgment, together with the interest that may be due thereon and all costs of suit and accruing costs.
