NOTICE OF MORTGAGEE’S SALE OF REAL ESTATE
Premises: 11 Margaret Road, East Taunton (Taunton), MA 02718
By virtue and in execution of the Power of Sale contained in a certain mortgage given by Sofia R. Gomes and Jerry F. Cardoso to Mortgage Electronic Registration Systems, Inc., as mortgagee, as nominee for Equity Resources, Inc., and now held by Equity Resources, Inc., said mortgage dated June 2, 2021 and recorded in the Bristol County (Northern District) Registry of Deeds in Book 27067, Page 1, said mortgage was assigned from Mortgage Electronic Registration Systems, Inc., as mortgagee, as nominee for Equity Resources, Inc. to Equity Resources, Inc. by assignment dated December 8, 2025 and recorded with said Registry of Deeds in Book 29673, Page 58; for breach of the conditions in said mortgage and for the purpose of foreclosing the same will be sold at Public Auction on April 16, 2026 at 02:00 PM Local Time upon the premises, all and singular the premises described in said mortgage, to wit:
The land in Taunton, Bristol County, Massachusetts, on the northerly side of Middleboro Avenue and the easterly side of Margaret Road, so-called, with the buildings and improvements thereon, and being the premises shown and designated as Lot #1 on a plan of land in Taunton, MA entitled "Subdivision Plan of Saddle and Surrey Farms 1 Section One in Taunton, Bristol County, MA, March 20, 1962, Joseph M. Monahan, Jr ., Sharon, MA" said plan being on file with Bristol County Northern District Registry of Deeds Plan Book 83, Pages 69-72. Said Lot #1 is more particularly bounded and described as follows:
Southerly by Middleboro Avenue, as shown on said plan, 60 feet; Easterly by land now or formerly of the Ansonia Mills, Inc., as shown on said plan 125 feet; Northerly by Lot #43 as shown on said plan, 90 feet; Westerly by Margaret Road, as shown on said plan 95 feet; Southwesterly by the arc of a curve making the corner of said Margaret Road and Middleboro Avenue, said arc having a length of 47.12 feet and a radius of 30 feet; as shown on said plan.

The description of the property contained in the mortgage shall control in the event of a typographical error in this publication.
For Mortgagor’s Title see deed dated June 1, 2021 and recorded in the Bristol County (Northern District) Registry of Deeds in Book 27066, Page 343.
TERMS OF SALE: Said premises will be sold and conveyed subject to all liens, encumbrances, unpaid taxes, tax titles, municipal liens and assessments, if any, which take precedence over the said mortgage above described.
FIVE THOUSAND ($5,000.00) Dollars of the purchase price must be paid in cash, certified check, bank treasurer's or cashier's check at the time and place of the sale by the purchaser. The balance of the purchase price shall be paid in cash, certified check, bank treasurer's or cashier's check within thirty (30) days after the date of sale.
