NOTICE OF SUBSTITUTED TRUSTEE'S SALE
WHEREAS, on 04/21/2006, MALCOLM HILL AND MARNITA HILL executed a Promissory Note payable to the order of NEW CENTURY MORTGAGE CORPORATION.
WHEREAS, the aforesaid Promissory Note was secured by a Deed of Trust dated 04/21/2006, executed by MALCOLM HILL AND MARNITA HILL, HUSBAND AND WIFE and being recorded on 05/08/2006 in Book 6479, Page 14 as Document No. 1020881 of the records of the Hinds County, State of Mississippi; and which aforesaid Instrument conveys to LOAN CLOSING AND TITLE SVCS, INC., Trustee and to NEW CENTURY MORTGAGE CORPORATION, as Beneficiary, the hereinafter described property; and
WHEREAS, NEW CENTURY MORTGAGE CORPORATION assigned said Deed of Trust to Deutsche Bank National Trust Company, as Trustee for GSAMP Trust 2006-SD3 Mortgage Pass-Through Certificates, Series 2006-SD3 via an instrument filed of record on September 7, 2022 as Document No. 1803908, in Book 7285, and at Page 4488 in the office of the Clerk of the Hinds County, State of Mississippi; and
WHEREAS, DEUTSCHE BANK NATIONAL TRUST COMPANY, AS TRUSTEE FOR GSAMP TRUST 2006-SD3 MORTGAGE PASS-THROUGH CERTIFICATES, SERIES 2006-SD3 appointed WESTERN PROGRESSIVE - MISSISSIPPI, INC., as Substitute Trustee in the place of the aforementioned original Trustee via an instrument dated 02/17/2026 and recorded on 02/27/2026 in Book 7330, Page 8272 as Document No. 1939436 of the records of the Hinds County, State of Mississippi and
WHEREAS, default having occurred under the terms and conditions of said Promissory Note and Deed of Trust and the holder having declared the entire balance due and payable; and
WHEREAS, Western Progressive - Mississippi, Inc., the Substituted Trustee in said Deed of Trust will on 04/10/2026, between the hours of 11:00 a.m. and 4:00 p.m., offer for sale and will sell at public outcry to the highest bidder for cash at the North Front Door, Hinds County Courthouse (1st Judicial District), 407 East Pascagoula Street, Jackson, MS 39201, the following described property located and situated in Hinds County, Mississippi, to wit:
BEGIN AT THE SE CORNER OF LOT 13, BLOCK 1, VAN WINKLE ESTATES, PART 2, GO HENCE FORTH WEST ALONG SAID LOT LINE A DISTANCE OF 120 FEET, GO HENCE NORTH PARALLEL WITH LOT AT A DISTANCE OF 60 FEET GO HENCE EAST PARALLEL WITH A DISTANCE OF 120 FEET, GO HENCE SOUTH ON PROPERTY LINE A DISTANCE OF 120 FEET TO THE POINT OF BEGINNING, SAID PROPERTY BEING THE RESIDENCE AND LOT KNOWN AS 1335 MORSON ROAD, JACKSON, MS 39209.
More commonly known as: 1335 MORSON ROAD, JACKSON, MS 39209
Subject to the rights of way and easement for public roads and public utilities, and to any prior conveyance or reservation of mineral of every kind and character, including but not limited to oil, gas, sand, and gravel in or under subject property.
As the undersigned Substituted Trustee, Western Progressive - Mississippi, Inc, will convey only such title as is vested in it under said Deed of Trust.
