YOU ARE HEREBY NOTIFIED that the building as hereinafter described located on the hereinafter described property is in violation of Wausau Municipal Code Section 15.32.010 (Razing, removing or repairing) and Section 16.04.010 adopting The BOCA Basic Housing Property Maintenance Code, Third Edition Sections H-103.3 (Structure Unfit for Human Occupancy), Consequently, this building is out of repair, unfit for human habitation, further occupancy or use, and is unreasonable to repair.
IT HAS BEEN DETERMINED that the cost to repair the building hereinafter described exceeds fifty (50) percent of the assessed value of the building divided by the ratio of the assessed value to the recommended value as last published by the Wisconsin Department of Revenue for the City of Wausau and that such repairs are therefore presumed unreasonable.
YOU ARE HEREBY ORDERED pursuant to Wausau Municipal Code Section 15.32.010 and Wis. Stat. § 66.0413(1)(b)1, to Raze and Remove said building within thirty (30) days after service of this order on you.

YOU ARE FURTHER ORDERED to remove all personal property or fixtures from the building within thirty (30) days after service of this Order on you. If the personal property or fixtures are not removed within such time the City may store, sell, or if the personal property or fixtures have no appreciable value, destroy such property or fixtures. If the property is stored, the amount paid for storage shall be a lien against the property and the real estate and to the extent not reimbursed, shall be assessed and collected as a special tax against the real estate if owned by the owner of the personal property and fixtures.
YOU ARE FURTHER NOTIFIED that this notice is served upon you pursuant to the terms and provisions of Wis. Stat. § 66.0413(1) and in such case made and provided. If you shall fail or refuse to comply within the time prescribed in this notice, said building shall be razed and removed by the City of Wausau; and the cost of such razing and removal shall be charged against the property, shall be a lien thereon, and shall be assessed and collected as a special tax.
