issued out of the Court of Common Pleas of Wayne County, to me directed, there will be exposed to Public Sale, on Wednesday the 15th day of April, 2026 at 10:00 AM in the Conference Room on the third floor of th Wayne County Courthouse in the Borough of Honesdale the following property, viz:
All that certain piece or parcel of land located in the Township of Berlin, County of Wayne, Commonwealth of
Pennsylvania, and being more particularly described as follows:
Beginning at a point on the South side of LR63031, being the common corner of Lots 14 and 15 in the R.R. & S. Subdivision; thence along the Western line of Lots 14, 13, and 12, South 24 degrees 00 minutes 00 seconds East 846.22 feet to a corner in a stone wall; thence along land of William Tannies, following said stone wall, South 63 degrees 22 minutes 50 seconds West 175.18 feet to a corner; thence along the Eastern line of Lot 16 North 24 degrees 00 minutes 00 seconds West 806.71 feet to a corner on the South side of LR63031; thence along the South side of LR63031 the following three courses and distances: North 48 degrees 51 minutes 40 seconds East 105.72 feet, North 52 degrees 43 minutes 20 seconds East 70.68 feet, and North 64 degrees 28 minutes 30 seconds East 5.19 feet to the place of Beginning.
Containing 3.3 acres more or less, as surveyed by M.R. Zimmer and Associates on August 23, 1972, and being Lot 15 on a survey map illustrating the lands of the subdivision of R.R. & S. An approved copy of the map of said survey is recorded in Wayne County Map Book 19, Page 193.
ALSO granting and conveying to the Grantees herein, their heirs and assigns, the right to use the 50 foot wide roadway depicted on the survey map of the aforesaid R.R. and S Subdivision prepared by Gary Packer Associates, Inc. on August 1, 1989, and recorded in Wayne County Map Book 68, Page 110, for the purposes of ingress, egress and regress to and from the lot herein conveyed in common with similar rights granted to other owners of the lots depicted on the aforesaid map of Gary Packer Associates.
BEING the same premises conveyed to Adrian Sierra Medina and Giselle Serrano, husband and wife, as tenants by the entireties, by deed from Kevin R. Oliver and Marie Oliver, husband and wife, dated October 18, 2023, recorded October 23, 2023 in the Wayne County Clerk’s/Register’s Office in Deed Book 6392, Page 308.

distribution; That a sheriff's schedule of distribution will be in his office on a date specified by him, not later
than thirty (30) days after sale; and that distribution will be made in accordance with the schedule unless
exceptions are filed within ten (10) days thereafter. No further notice of filing of the schedule of distribution
need be given.
ANY SUCCESSFUL BIDDER MUST HAVE 10% DOWN PAYMENT AT DATE OF SALE. BALANCE DUE
