MORTGAGEE'S SALE OF REAL ESTATE
1552 South Main Street, Fall River, Massachusetts 02724
By virtue and in execution of the POWER OF SALE contained in a certain mortgage given by 1552 South Main Street Realty LLC to BayCoast Bank dated October 29, 2021 and recorded in the Bristol County (F.R.) Registry of Deeds in Book 10789, Page 329, of which mortgage BayCoast Bank is the present holder, for breach of the conditions of said mortgage and for the purpose of foreclosing, the same will be sold at Public Auction at 2:00 0'clock P.M., on the 15th day of April, 2026, on the premises at 1552 South Main Street, Fall River, Massachusetts 02724, all and singular the premises described in said mortgage, to wit:
"EXHIBIT A
The land in Fall River, Bristol County, Massachusetts, bounded and described as follows:
Beginning at the Southwesterly corner thereof, at the Northeast corner of South Main and Slade Streets; and running thence Easterly by said Slade Street one hundred thirty (130) feet; thence at a right angle Northerly fifty and 21/00 (50.21) feet; thence Westerly one hundred thirty (130) feet to said South Main Street; and thence Southerly by said South Main Street fifty and 21/100 (50.21) feet to the point of beginning.
Subject to a variance recorded at Book 1673, Page 177 of the Bristol County Fall River District Registry of Deeds."
The Mortgagee reserves the right to postpone the sale to a later date by public announcement at the time and date appointed for the sale and to further postpone at any adjourned sale date by public announcement at the time and date appointed for the adjourned sale date.
Terms of Sale
Twenty-Five Thousand ($25,000.00) Dollars in bank cashier's check; Balance in thirty (30) days upon delivery of deed. Premises to be sold and conveyed subject to and with the benefit of all rights, rights of way, restrictions, easements, covenants, tenancies liens or claims in the nature of liens, improvements, public assessments, any and all unpaid taxes, rights of redemption for unpaid federal taxes, tax titles, tax liens, water and sewer liens and any other municipal assessments or liens or existing encumbrances of record which are in force and are applicable, having priority over said mortgage, whether or not reference to such restrictions, easements, improvements, liens or encumbrances is made in the deed.
The successful purchaser shall be responsible for payment of the Massachusetts Documentary Tax Stamp Fee upon delivery of the deed.
The undersigned reserves the right to change the foregoing terms of sale by announcement, written or oral, made before the auction sale, or at the commencement of any adjourned sale.
The description of the premises contained in said mortgage shall control in the event of an error in the Notice of Mortgagee's Sale or its publication.
