NOTICE OF MORTGAGEE’S SALE OF REAL ESTATE
Premises: 264 Baker Street, Gardner, MA 01440
By virtue and in execution of the Power of Sale contained in a certain mortgage given by Angela Duangsay Warfield and Brenda Arlene Duangsay to Mortgage Electronic Registration Systems, Inc., as Mortgagee, as nominee for Total Mortgage Services, LLC, and now held by Data Mortgage Inc. dba Essex Mortgage, said mortgage dated September 23, 2024 and recorded in the Worcester County (Worcester District) Registry of Deeds in Book 71060, Page 172, said mortgage was assigned from Mortgage Electronic Registration Systems, Inc., as Mortgagee, as nominee for Total Mortgage Services, LLC, its successors and assigns to Data Mortgage, Inc. dba Essex Mortgage by assignment dated December 3, 2025 and recorded with said Registry of Deeds in Book 72936, Page 257; for breach of the conditions in said mortgage and for the purpose of foreclosing the same will be sold at Public Auction on April 21, 2026 at 02:00 PM Local Time upon the premises, all and singular the premises described in said mortgage, to wit:
A certain parcel of land with the buildings and other improvements thereon, located on the southerly side of Baker Street in Gardner, Worcester County, Massachusetts, shown as Lot 2, in Block 212, on a plan of lots known as "West Gardner Extension," recorded in Worcester District Registry of Deeds, Plan Book 27, Plan 71, and more particularly bounded and described as follows:
Beginning at the northwesterly corner thereof at a point in the southerly line of Baker Street at land now or formerly of Joseph Goguen; thence
Southerly at an included angle of 90°, by said Goguen land, 150 feet to land now or formerly of Edward U. Cormier et ux; thence
Easterly at an included angle of 90°, by said Cormier land, 50 feet to land now or formerly of Paul Bedard et ux; thence
Northerly at an included angle of 90°, by said Bedard land, 150 feet to the southerly line of Baker Street: thence
Westerly at an included angle of 90°, by the southerly line of Baker Street, 50 feet to the place of beginning.
Being the same premises conveyed to us by deed recorded with the Worcester Registry of Deeds herewith.
The description of the property contained in the mortgage shall control in the event of a typographical error in this publication.
For Mortgagor’s Title see deed dated September 19, 2024 and recorded in the Worcester County (Worcester District) Registry of Deeds in Book 71060, Page 168.
TERMS OF SALE: Said premises will be sold and conveyed subject to all liens, encumbrances, unpaid taxes, tax titles, municipal liens and assessments, if any, which take precedence over the said mortgage above described.
FIVE THOUSAND ($5,000.00) Dollars of the purchase price must be paid in cash, certified check, bank treasurer's or cashier's check at the time and place of the sale by the purchaser. The balance of the purchase price shall be paid in cash, certified check, bank treasurer's or cashier's check within thirty (30) days after the date of sale.
