PLEASE TAKE NOTICE that on April 15, 2026 at 7:30 p.m. the Planning Board of the Township of Marlboro will hold a public hearing on the application of M&M at 483 Route 79 Phase II, LLC. The hearing will take place at the Municipal Building, 1979 Township Drive, Marlboro, New Jersey. The premises which are the subject of this application are located at 483 Route 79 and Lloyd Road, Marlboro, New Jersey. Said premises are known as Block 122, Lot 27.04.
The application is for Preliminary and Final Major Site Plan and Minor Subdivision approval for a three story multi-family building consisting of 109,986 s.f. and a three-story residential building of 9,316 s.f. The proposed development will contain a percentage of non-age restricted affordable rental units. The applicant also seeks minor subdivision approval to create two lots, proposed Lot 27.04 will contain the existing Quick Chek gas station and convenience store and retail building. Proposed Lot 27.05 will contain the apartments which are the subject of this site plan application. Variances are required to exceed maximum impervious coverage and to not have direct frontage on a public street.
The applicant also intends to request at the hearing such bulk variances and/or waivers of design standards and/or submission requirements as required to develop the premises in the manner indicated in the application materials, and any other variances or waivers that the Board may require.
The application for development and all supporting maps, site plans and documents are on file in the office of the Department of Planning and Zoning and are available for public inspection during normal business hours at the Municipal Building, 1979 Township Drive, Marlboro, New Jersey and at the link below. Any interested party may appear at the aforesaid hearing, either in person, or by their attorney, and be given an opportunity to be heard with respect to the aforesaid application.
