NOTICE OF PUBLIC HEARING
CITY OF ELIZABETH
ZONING BOARD OF ADJUSTMENT
PLEASE TAKE NOTICE that on Thursday, April 9, 2026, at 7:30 P.M., in the City of Elizabeth City Council Chambers, third floor of City Hall, 50 Winfield Scott Plaza, Elizabeth, New Jersey, the Zoning Board of Adjustment ("Zoning Board") will hold a public hearing on the application of Allegheny East Conference of Seventh-day Adventists (Eben Ezer Church or "Applicant") for Preliminary and Final Major Site Plan approval with associated Bulk ("c") Variance relief, and (d)(1) Use Variance relief in connection with the property located at 1203 East Broad Street, Elizabeth, New Jersey, formally identified as Block 293, Lots 5 & 6, on the Tax Maps of the City of Elizabeth (the "Property" or the "Site").
The Applicant intends to consolidate lots 5 and 6, demolish the current church building located on lot 6, and replace it with a new church building and parking lot. Religious Institutions are not a permitted use in the C-2 Zone so a (d)(1) use variance is required.
In addition to the above-mentioned Major Site Plan Approval and (d)(1) Use Variance, the Applicant seeks the following Variances:
Minimum Front Yard Setback: Prevailing: 74 ft, Existing (lot 6): 2 in, Proposed: 5 feet 6 inches;
Impervious Lot Coverage: Permitted: 75%, Existing: 0%, Proposed: 83%;
Minimum Parking Spaces: Required: 96 spaces, Proposed: 22 spaces
The Applicant further seeks any additional deviations, variances, waivers, exceptions, interpretations, de minimis exceptions to RSIS, modifications of conditions of prior approvals, continuation of any preexisting nonconforming conditions and other approvals reflected on the filed plans (as same may be further amended or revised from time to time without further notice) and/or relief that may be determined to be necessary during the review and processing of the application and/or based upon an analysis of the plans and testimony at the PUBLIC HEARING on the Application.
Beginning ten (10) days prior to the public hearing, Application documents will be available for public inspection on the City of Elizabeth's website at www.elizabethnj.org or may be inspected at the Office of the Bureau of Construction and Zoning, Division of Zoning and Land Use, 50 Winfield Scott Plaza, Elizabeth, New Jersey, during that Office's normal business hours.
