NOTICE OF MORTGAGEE’S SALE OF REAL ESTATE
By virtue and in execution of the Power of Sale contained in a certain Mortgage given by 570 Washington Street Quincy, LLC to G Capital, LLC dated June 23, 2025 and recorded with the Norfolk County Registry of Deeds at Book 42480, Page 171, of which mortgage is the present holder, for breach of the conditions of said mortgage and for the purpose of foreclosing, the same will be sold at Public Auction at 12:00 P.M. on April 15, 2026 at 2-10 Hershey (aka Hersey) Place, Quincy, MA 02169 all and singular the premises described in said mortgage:
TO WIT:
A certain parcel of land with the buildings thereon in Quincy, Norfolk County, Massachusetts located on Washington Street, and being Lot 4 as shown on plan entitled, “Plan of Land in the City of Quincy, surveyed for Thaddeus A. Newcomb, dated August 8, 1903, by H.T Whitman, C.E.”, and recorded with the Norfolk Deeds in Book 954, Page 472, and bounded and described as follows:
NORTHEASTERLY by Lot No. 3 on said plan, eighty-two and 3/10 (82.3) feet;
SOUTHEASTERLY by the property line between these granted premises and land now or formerly of Bushnell, one hundred fifty-six and 9/10 (156.9) feet, said line being the middle line of a certain way 15 feet wide now called Hersey Place;
SOUTHWESTERLY by said Washington Street, eighty-two and 65/100 (82.65) feet; and
NORTHWESTERLY by land now or formerly of Bushnell, one hundred sixty (160.00) feet.
Subject to a right of way over a strip of land seven and one-half feet wide along the entire said Southeasterly boundary of the herein granted premises; and hereby also conveying the right and benefit of right of way over another strip of land seven and one-half feet wide along the entire Southeasterly side of first named strip, the two strips being shown as “passage way” on said plan. Also subject to certain sewer rights of the city of Quincy as related in Norfolk Deeds, Book 976, Page 265.
These premises will be sold and conveyed subject to and with the benefit of all rights, rights of way, restrictions, easements, covenants, liens or claims in the nature of liens, improvements, public assessments, any and all unpaid taxes, tax titles, tax liens, water and sewer liens and any other municipal assessments or liens or existing encumbrances of record which are in force and are applicable, having priority over said mortgage, whether or not reference to such restrictions, easements, improvements, liens or encumbrances is made in the deed.
TERMS OF SALE:
A deposit of TEN THOUSAND ($10,000.00) DOLLARS by certified or bank check will be required to be paid by the purchaser at the time and place of sale. The balance is to be paid by certified or bank check at Braucher & Associates, PLLC, 764 Chestnut St., Manchester, NH 03104, 603-486-1530, within thirty (30) days from the date of sale. Deed will be provided to purchaser for recording upon receipt in full of the purchase price. The description of the premises contained in said mortgage shall control in the event of an error in this publication.
