BOROUGH OF OLD TAPPAN
PLEASE TAKE NOTICE, the undersigned, on behalf of the Applicant, 96 Haring OT LLC, owner of the property, has filed an application in compliance with the development ordinances of the Borough of Old Tappan for minor subdivision approval and variance relief with regard to property designated as Block 1101, Lot 16 on the Old Tappan Tax Maps, which property is also known as 96 Haring Drive, Old Tappan. The applicant seeks to demolish the existing home and subdivide the existing lot into three new lots. The proposed lot 16.01, which would have 17,220 sq. ft. The proposed new lot 16.02 will have a lot area of 16,646 sq. ft. and proposed new lot 16.03 will have a lot area of 17, 794 sq. ft. Applicant proposes to construct a new single family dwelling on each lot with all compliant setbacks constructed thereon. The following variance relief and approval is required by the proposed subdivision and development:
a) Minor subdivision approval;
b) Minimum lot area variance for new lot 16.01, 25,000 sq. ft. required; 17,220 sq. ft. proposed; and for new lot 16.02, 25,000 sq. ft. required; 16,646 sq. ft. proposed; and for new lot 16.03, 25,000 sq. ft. required; 17,794 sq. ft. proposed;
c) Minimum lot depth variance for all three new lots: 175 ft. is required with 114.8 ft. proposed for each lot.
The Applicants further reserve the right to seek any and all additional variances, variations, waivers and interpretations as the Board and/or its professionals may determine to be required.
Anyone affected by this application may have an opportunity to be heard at a public meeting of the Planning Board to be held on Wednesday, April 8, 2026, at 7:00 p.m. in the Council Chambers of the Old Tappan Municipal Building, 227 Old Tappan Road, Old Tappan, NJ 07675.
When this matter is called you may appear in person, or by agent or attorney and present any objections or comments you may have with regard to the within application. All documents relating to this application can be inspected in the office of the Old Tappan Planning Board in the Municipal Building, 227 Old Tappan Road, Old Tappan, NJ, during normal business hours, Monday through Friday.
