PUBLIC NOTICE
PLEASE TAKE NOTICE THAT Louis and Linh Rossanese (collectively, the Applicants) have filed an application for development within the Borough of Haddonfield Zoning Board of Adjustment regarding real property located at 233 Merion Avenue, designated as Block 11.06, Lot 7 on the Municipal Tax Map. The Applicants seek variance approval to construct a one and a two-story addition with the two-story addition over the existing garage.
The Applicants request approval of the following variances under the Borough Land Development Ordinances:
1. Section 135-32D(2)(a) minimum front yard (feet) where 41.67 feet is required, just under 35 feet is existing and the Applicant proposes a minimum front yard set back of 35.17 feet.
2. Section 135-32D(2)(b) minimum side yard in feet where 10 feet is required, 7.66 feet is existing and 8 feet is proposed.
3. Section 135-32D(2)(c) minimum side yard setback (both) in feet where 20 feet is required, 17.66 feet is existing and 15.66 feet is proposed.
4. Section 135-32D(4)(a) building coverage percentage where 25% is required, 19% is existing and 27.2% is proposed.
5. Section 135-34(E)(5)(a) attach garages where bay doors face street shall also be set back 5 feet from the building's façade that faces the street.
The Applicants are also requesting any additional variances, submission waivers, exceptions, design waivers, de minimis exceptions, modifications of conditions of prior approvals, continuation of any pre-existing, non-conforming conditions, other approvals reflected on the plans (as same may be further amended or revised from time to time without further notice) as may be determined to be necessary during the review and processing of the Application by the Board and its professional staff, and permits requested or required by the Board at the public hearing.
This application shall be considered by the Board on April 21, 2026, at 7:00 p.m. in-person in the Borough Hall Auditorium, 242 Kings Highway East, Haddonfield, New Jersey 08033, at which time you may appear either in person or through an attorney and present any objection you may have to the granting of this application. A copy of the application and supporting documentation is on file in the Board's office located at 242 Kings Highway East, Haddonfield, New Jersey 08033 during regular business hours.
