In pursuance of an Order of Sale issued in the Court of Common Pleas of Ashland County, Ohio, and being Case. No. 25-CFR-123, styled MAIN STREET BANK FKA WAYNE SAVINGS COMMUNITY BANK vs. DOUGLAS A. GAUT, ET AL. I will offer for sale at public auction, at 10:00 o’clock A.M., at https://ashland.sheriffsaleauction.ohio.gov/ Tuesday, the 21st day of April, 2026. If any parcel does not receive a sufficient bid, it shall be offered for sale, with no minimum bid required on Tuesday, the 5th day of May, 2026.

Said premises appraised in the amount of: Thirty-Five Thousand Five Hundred and No/100 Dollars ($35,500.00) and cannot be sold for less than two thirds (2/3) of the appraised value on first sale date. The minimum bid will be $23,679.00.
All appraisals are done from the outside only. Neither the sheriff’s office nor any affiliates have access to the inside of said property. The Ashland County Sheriff’s Office is not responsible for the condition of the above property.
TERMS OF SALE:
You must register with Realauction to participate in online sales, https://ashland.sheriffsaleauction.ohio.gov. A wire deposit to Realauction MUST be received by 5:00 P.M. (Eastern Time) two business days prior to the sale. ACH debit deposit to Realauction MUST be received by 4:00 P.M. (Eastern Time) seven days prior to the auction date. The deposit requirements will not change as set by the Ohio Revised Code. Balance due 30 days after the Confirmation of Sale is signed by the Judge. Failure to do so may result in contempt charges and possible forfeiture of sale and sale deposit. The purchaser will be responsible for costs, allowance, and taxes that the proceeds of the sale are insufficient to cover. Checks are to be made payable to the Ashland County Sheriff’s Office.
DEPOSIT AMOUNTS:
• Appraised value is less than or equal to $10,000.00 – Deposit will be $2,000.00.
• Appraised value is greater than $10,000.00 and less than $200,000.00 – Deposit will be $5,000.00.
• Appraised value is greater than $200,000.00 – Deposit will be $10,000.00.
