NOTICE OF MORTGAGEE'S SALE OF REAL ESTATE
By virtue and in execution of the Power of Sale contained in a certain mortgage given by David Cambra to Mortgage Electronic Registration Systems, Inc., as nominee for United Wholesale Mortgage, LLC, dated February 3, 2023 and recorded in the Bristol County (Southern District) Registry of Deeds in Book 14602, Page 319, of which mortgage the undersigned is the present holder, by assignment from:
Mortgage Electronic Registration Systems, Inc., as mortgagee, as nominee for United Wholesale Mortgage, LLC, its successors and assigns to Select Portfolio Servicing, Inc., recorded on December 29, 2025, in Book No. 15366, at Page 38
for breach of the conditions of said mortgage and for the purpose of foreclosing, the same will be sold at Public Auction at 9:00 AM on April 23, 2026, on the mortgaged premises located at 62 Huntington Avenue, Dartmouth, Bristol County, Massachusetts, all and singular the premises described in said mortgage,

The land with the buildings thereon situated in Dartmouth, County of Bristol, Commonwealth of Massachusetts, bounded and described as follows:
PARCEL ONE:
Beginning at the northwest corner of the premises at a point in the southerly line of Huntington Avenue said point distant Forty-seven and 54/100 (47.54) feet from the point of intersection of the said line of Huntington Avenue with the easterly line of Longfellow Avenue; thence easterly in said line of Huntington Avenue Fifty (50) feet; thence southerly Sixty-nine and 07/100 (69.07) feet; thence westerly Fifty (50) feet and thence northerly Sixty-nine and 46/100 (69.46) feet to the said line of Huntington Avenue and point of beginning.
Being lot numbered 549 as shown on "Revised Plan Property of the Buttonwood Heights Realty Co., June 1921, Edward F. Mulally, Surveyor," recorded with Bristol County (S.D.) Registry of Deeds, Plan Book 20, Page 79.
Bounded on the north by Huntington Avenue, on the west by lot #548, on the south by lot #561 and on the east by lot #550 all as shown on said plan.
Subject to restrictions of record insofar as the same may be in force and applicable.

Lots No. 551 and 552 on Revised Plan Property of the Buttonwood Heights Realty Co., June, 1921, Edward F. Mulally, Surveyor, filed in Bristol County (S.D.) Registry of Deeds in Plan Book 20 on Page 79.
PARCEL THREE:
The land in Dartmouth, in said County and Commonwealth, bounded and described as follows:
Beginning at the northwest corner of the premises to be conveyed at a point in the southerly line of Huntington Avenue, said point being distant easterly ninety-seven and 54/100 (97.54) feet from the point of intersection of the said line of Huntington Avenue with the easterly line of Longfellow Avenue; thence running easterly in said line of Huntington Avenue fifty (50) feet; thence southerly sixty-eight and 69/100 (68.69) feet; thence westerly fifty (50) feet; and thence northerly sixty-nine and 7/100 (69.07) feet to be said line of Huntington Avenue and point of beginning. Containing Twelve and 65/100 (12.65) square rods, more or less.
Being lot no. 550 as shown on "Revised Plan Property of The Buttonwood Heights Realty Co., June 1921, Edward F. Mulally, Surveyor," recorded with Bristol County S.D. Registry of Deeds, Plan Book 20, Page 79.
Bounded northerly by Huntington Avenue; easterly by lot #551; southerly by lot #562; and westerly by lot #549, all as shown on said Plan.
The said premises are conveyed subject to the following restrictions imposed thereon for the benefit of the remaining land of said Grantor shown on the above mentioned Plan and of any premises heretofore conveyed by said Grantor and which said restrictions shall be binding on the said Grantee, his heirs and assigns, viz;
No one-family house shall be placed upon said premises costing less than $6,500.00 and no building or any part thereof shall be placed thereon within ten (10) feet form the line of the street provided, however, that steps, windows, porticoes and other projections appurtenant thereto may be within said distance.

These premises will be sold and conveyed subject to and with the benefit of all rights, rights of way, restrictions, easements, covenants, liens or claims in the nature of liens, improvements, public assessments, any and all unpaid taxes, tax titles, tax liens, water and sewer liens and any other municipal assessments or liens or existing encumbrances of record which are in force and are applicable, having priority over said mortgage, whether or not reference to such restrictions, easements, improvements, liens or encumbrances is made in the deed.
TERMS OF SALE:
A deposit of Ten Thousand ($10,000.00) Dollars by certified or bank check will be required to be paid by the purchaser at the time and place of sale. The balance is to be paid by certified or bank check at Harmon Law Offices, P.C., 150 California St., Newton, Massachusetts 02458, or by mail to P.O. Box 610389, Newton Highlands, Massachusetts 02461-0389, within thirty (30) days from the date of sale. Deed will be provided to purchaser for recording upon receipt in full of the purchase price. The description of the premises contained in said mortgage shall control in the event of an error in this publication.
