SUBSTITUTED TRUSTEE'S NOTICE OF SALE
WHEREAS, on June 21, 2024, Chotcie Thema Gardner aka Chotcie Gardner, unmarried executed a Deed of Trust to Rosen Harwood PA, Trustee for Vanderbilt Mortgage and Finance, Inc., Lender, which Deed of Trust was recorded in the office of the Chancery Clerk of Hinds County, Mississippi in Instrument no. 281114 at Book 647, Page 9546; and,
WHEREAS, Vanderbilt Mortgage and Finance, Inc., the present owner of the indebtedness and holder of the above described Deed of Trust, appointed Jeff D. Rawlings in the place and stead of Rosen Harwood PA, or any subsequently appointed substituted trustee, said Substitution of Trustee being recorded in the office of the Chancery Clerk of said County, in Instrument no. 290263 at Book 649, Page 8504; and,
WHEREAS, default having been made in the terms and conditions of said Deed of Trust and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of said Deed of Trust, Vanderbilt Mortgage and Finance, Inc., the legal holder of said indebtedness, having requested the undersigned Substituted Trustee to execute the trust and sell said land and property in accordance with the terms of said Deed of Trust and for the purpose of raising the sums due thereunder, together with attorney's fees, trustee's fees and expenses of sale.
NOW, THEREFORE, I, Jeff D. Rawlings, Substituted Trustee in said Deed of Trust, will on the 17th day of April, 2026 offer for sale at public outcry and sell within legal hours (being between the hours of 11:00 a.m. and 4:00 p.m.), at the Southwest Front Steps of the Hinds County Courthouse (Second Judicial District), located at 127 West Main Street, Raymond, Mississippi to the highest and best bidder for cash the following described property situated in Hinds County, State of Mississippi, to-wit:
A parcel of land lying and being situated in the SW 1/4 of the SE 1/4 of Section 21, Township 3 North, Range 2 West, Hinds County, Mississippi, and being more particularly described as follows:
Commence at a 8” Creosote fence post at a fence corner representing the NE Corner of the SW1/4 of the SE1/4 of said Section 21, said point also being the Point of Beginning; thence run South for a distance of 264.00 feet to a 1/2” set iron pin; thence run West for a distance of 379.18 feet to a 1/2” set iron pin on the East Right-of-way line of Sleepy Hollow Road as laid out and currently in use; thence run along said East ROW line, N 12-36-46 W for a distance of 207.32 feet to a 1/2” set iron pin; thence continue N 08-07-16 W for a distance of 32.77 feet to a 1/2” set iron pin; thence continue N 02-43-24 W for a distance of 29.27 feet to a 1/2” set iron pin; thence leaving said East ROW line, run East for a distance of 430.47 feet to the POINT OF BEGINNING, containing 2.50 acres, more or less.
This sale includes a 2024 CMH Manufactured Home, Serial no. CBH038327TXAC
I WILL CONVEY only such title as is vested in me as Substituted Trustee.
