EXECUTION AND ORDER OF SALE

STEVEN THIEM, an unmarried man, Plaintiff(s),
vs.
DUSTY BEENE and MICHELLE BEENE, husband and wife; JOHN DOES 1-10; and ABC ENTITIES 1-10, Defendant(s)
UNDER AND BY VIRTUE OF AN EXECUTION issued out of and under the Seal of the Superior Court of Maricopa County, State of Arizona, on the 10th day of March, 2026, and to me as Sheriff of said County duly directed and delivered in the above-entitled action:
WHEREAS, on the 10th day of June, 2025, the above-named Plaintiff recovered Judgment in the above-styled Court against the Defendants, Dusty Beene and Michelle Beene, as follows:
AMOUNT OF JUDGMENT -- $48,782.61; COSTS TO DATE (not included in Judgment) -- $105.00; ACCRUED INTEREST FROM 6/10/2025 TO 12/9/2025 @ 8.5% -- $3,090.01.
Taking into consideration any payments made on the Judgment, costs to date, and accrued interest to date, the total amount due on the Judgment is $51,872.62, plus accruing interest at the rate of $11.36 per day from March 9, 2026, plus accruing costs.
AND WHEREAS, the judgment roll in the action in which said judgment was entered is filed in the Clerk's office of said Court, in the said County of Maricopa and the said judgment was docketed in said Clerk's office in the said County, on the day and year first above written.
And the sum of $51,872.62 with interest as aforesaid is now actually due on said judgment and
WHEREAS, I am required to make the sum due on the said judgment, with interest and costs and accruing costs, to satisfy said judgment out of the personal property of said debtor, or if sufficient personal property of said debtor cannot be found, then out of the real property in this County belonging to debtor on the day whereon said judgment was docketed in said County, or at any time thereafter, I did, on the 6th day of February, 2026, levy upon all the right, title, claim and interest of the said debtor, in, of and to the following described real property, to-wit:

The West half of the Northwest Quarter of the Southeast Quarter of the Southeast Quarter of Section 23, Township 7 North, Range 9 West of the Gila and Salt River Base and the Meridian, Maricopa County Arizona.
Parcel No. 2:
The West half of the East half of the Northwest Quarter of the Southeast Quarter of the Southeast Quarter of Section 23, Township 7 North, Range 9 West of the Gila and Salt River Base and Meridian, Maricopa County, Arizona.
AKA: The SE corner of W. Long Rifle Road and N. 6th St. in Aguila, AZ.

NOTICE TO JUDGMENT DEBTOR
Title 33, chapter 8, article 1 1 of the Arizona Revised Statutes, may permit you to protect your residence from certain types of legal process through the homestead exemption.

NOW, THEREFORE, PUBLIC NOTICE IS HEREBY GIVEN that I will, on the 16th day of April, 2026, at the hour of 10:00 A.M. at 301 West Jefferson Street, Room 250-8*, in the City of Phoenix, Maricopa County, Arizona, sell at public auction to the highest bidder for cash or certified funds only, in lawful money of the United States, all the right, title, claim and interest of the above named debtor, in, of and to the above described real property.
