EXECUTION AND ORDER OF SALE
In The Superior Court of the State of Arizona
IN AND FOR THE COUNTY
OF MARICOPA
WEST POINT TOWNE CENTER COMMUNITY ASSOCIATION, an Arizona non-profit corporation, Plaintiff(s),
vs.
FELIX S. IRANZI and JOSEPHINE UBANDUTIYE, husband and wife, and MUZERO MUHOZA, an individual, reputed owners; BLACK CORPORATIONS I-V; RED LIMITED LIABILITY COMPANIES I-V; and WHITE PARTNERSHIPS I-V, Defendant(s).
UNDER AND BY VIRTUE OF EXECUTION AND ORDER OF SALE issued out of and under the seal of Superior Court of Maricopa County, State of Arizona, on the 9th day of February, 2026, and to me as Sheriff of said County duly directed and delivered in the above entitled action:
WHEREAS, on the 17th day of April, 2025, the above-named Plaintiff recovered a Judgment in the above-styled Court against the Defendants, Felix S. Iranzi, Josephine Ubandutiye and Muzero Muhoza, as follows:
Awarding Plaintiff a monetary judgment in the amount of $8,066.30; Awarding Plaintiff post-judgment interest against the Defendants at the statutory rate of 8.5% until the entire Judgment (which totals $8,066.30) is paid in full; Including payments received on or after April 17, 2025 totaling $1,920.00 credited upon the Judgment, thus leaving a Judgment balance of $6,146.30, plus costs of Sheriff's Sale, together with a foreclosure of Plaintiff's lien against the Defendants, on the following described real property, to-wit:
Lot 108, of DAVE BROWN AT WEST POINT, according to the Plat of record in the office of the County Recorder of Maricopa County, Arizona, recorded in Book 436 of Maps, Page 9.
AKA: 13435 West Tara Lane, Surprise, Arizona 85374.
NOW, THEREFORE, PUBLIC NOTICE IS HEREBY GIVEN that on the 16th day of April, 2026, at the hour of 10:00 A.M. at 301 West Jefferson Street, Room 250-8*, in the City of Phoenix, Maricopa County, State of Arizona, I will in obedience to said Execution and Order of Sale, sell all the right, title, claim and interest of the above named debtor, in, of and to the above described property at public auction to the highest bidder for cash or certified funds only, in lawful money of the United States, and apply the proceeds thereof to the payment and satisfaction of said judgment, together with the interest that may be due thereon and all costs of suit and accruing costs.
