ZONING BOARD OF ADJUSTMENT

TAKE NOTICE that on the 16TH day of APRIL, 2026 at 7:15 p.m., a hearing will be held before the Borough of Fair Haven, Zoning Board of Adjustment at the Municipal Building, 748 River Road, Fair Haven, New Jersey 07704 on the application of the undersigned for a variance(s) or other relief so as to permit the new construction of a single family residence on an over-sized lot in the R-5 zone.
The following variance(s) which constitute this application are as follows:
The applicant proposes a newly constructed 3138 sf single-family residence. Currently, the standards allow for a maximum of 2200sf with a 5000 sf lot. Applicants' lot is more than twice the size of the minimum lot requirements and the request of an additional +/-1000 sf is minimal in comparison to the lot size of the residence for which the variance is requested at 24.2% of the actual lot size. A variance is required for Floor Area.
A side yard setback variance *MAY* be required on the north side of the subject property where 7' is proposed and 7.0' is required. The area contains two proposed permitted projections for architectural detail/ornamental features which are currently considered exempt under Ordinance 30:7.7(e ) when they are less than 24" (applicant complies) but shall remain as a Board determination for variance requirement should same be deemed necessary for any reason.
Further, should the Board determine that either the bay window ornamental feature or chimney is not a permitted projection of 24" or less under the current ordinance and requires further relief, then a combined side yard setback variance is required as the calculation would then become 10' on the south side elevation and 5' on the north side with a combined side yard setback of 15' where 16' is required.
Applicants propose no changes to the existing accessory structure. Existing non-conformity – no change.
The applicant also applies for any other variances deemed necessary by the Board at the time of application as well as any necessary waivers (design or otherwise) and/or related relief not included in the description set forth herein, but as a matter of necessity to achieve the results of the within application.
The premises in question is located at 66 DeNormandie Ave, and designated as Block 48, Lot 7 on the Official Tax Map of the Borough of Fair Haven.
A copy of the application and all pertinent maps, drawings and documents have been filed with the Borough Clerk and may be inspected at the Municipal Building during regular business hours.
All interested parties may appear at said hearing and participate therein in accordance with the rules of the Zoning Board of Adjustment.
