PLEASE TAKE NOTICE that on April 15, 2026 at 7:00 p.m. the Zoning Board of Adjustment of the Township of Holmdel will hold a public hearing on the application of Hussam Eltoukhy and Emily Abdelhamid. The public hearing will be held at the Town Hall, 4 Crawford's Corner Road, First Floor Meeting Room, Holmdel, New Jersey. The premises which are the subject of this application are located at 3 Beechwood Grove Court, Holmdel, New Jersey. Said premises are known as Lot 7, Block 50.13.
The application is for Variance approval for a pool and patio with a side yard setback to the patio of 15 ft. where 40 ft. is required and within 10 ft. to a conservation easement. In addition, approval is required to allow an existing loose stone border within a conservation easement.
The applicant also intends to request at the hearing such bulk variances and/or waivers of design standards and/or submission requirements as are required to develop the premises in the manner indicated in the application materials, and any other variances or waivers that the Board may require.
The application for development and all supporting maps, site plans and documents are on file in the office of the Department of Planning Holmdel Municipal Building, 4 Crawford's Corner Road, Holmdel, New Jersey and are available for public inspection, during normal business hours. Any interested party may appear at the aforesaid hearing, either in person, or by their attorney, and be given an opportunity to be heard with respect to the aforesaid application.
