NOTICE OF PUBLIC HEARING
TOWNSHIP OF PEMBERTON
COUNTY OF BURLINGTON STATE OF NEW JERSEY
PLEASE TAKE NOTICE that on the 8TH day of April, 2026 at 7:00 p.m., in the Pemberton Township Municipal Building, located at 500 Pemberton Browns Mills Road, New Lisbon (Pemberton Township), NJ 08064 or such other time and place as the Township of Pemberton Zoning Board of Adjustment (the "Board") may adjourn to thereafter, the Board will hold a public hearing to consider an application ("Application") by CHACON TEJADA PROPERTIES, LLC. (the "Applicant"). The Application is for a use variance to permit an existing and proposed two-family dwelling in the Pemberton Township R-80 Zoning District; whereas only single-family dwellings are permitted in the R-80 Zoning District. The property is located at 18 Rancocas Lane, Pemberton Township, New Jersey, also known and designated as Lot 44 in Block 557 on the Official Tax Map of the Township of Pemberton, Burlington County, New Jersey (the "Property").
Applicant seeks the following variance relief from the Municipal Land Use Ordinance of the Township of Pemberton ("Ordinance Code") pursuant to N.J.S.A.40:55D-70.d. et seq. and N.J.S.A.40:55D-70.c. et seq. of the Municipal Land Use Law ("MLUL"):
Relief from the Ordinance Code section(s) which permits only single family-dwellings in the Property's Zoning District; whereas the Applicant is proposing a two-family dwelling. Relief from the Ordinance Code section(s) which permits a maximum of two (2) sheds on the Property; whereas three (3) sheds currently exist on the Property. Relief from the Ordinance Code section(s) which permits a maximum shed gross floor area of two hundred (200) square feet on the Property; whereas one shed on the Property is an estimated three hundred and seventy-two (372) square feet. Relief from the Ordinance Code section(s) which requires a minimum side yard accessory structure setback of 5 feet; whereas 2.1 feet is existing and proposed. Relief from the Ordinance Code section(s) which requires a rear yard accessory structure setback of 5 feet; whereas 6.7 feet is existing and encroaching. Relief from the Ordinance Code section(s) which requires a minimum one side sideyard setback to a principal structure of 10 feet; whereas 5 feet is existing and proposed.
Applicant will seek any other variances or waivers, design waivers, permits, exceptions, approvals, or other relief as the Board shall deem necessary and appropriate at or before the hearing, without further notice.
A copy of the Application, documents, plans and supporting documentation are on file in the Planning/Zoning Office located at the Municipal Township Building for public inspection between the hours of 8:00 a.m. and 4:30 p.m.
Further take notice that said Board may at its discretion, adjourn, postpone, or continue said hearings from time to time, and you are hereby notified that you should make diligent inquiry of the Board Business Secretary concerning such adjournments, postponements, or continuations.
Any interested person may appear in person or through its attorney or designated agent at the aforesaid public hearing at the time and place herein stated and may be heard on this Application. This notice is given pursuant to N.J.S.A 40:55D-1 et seq.
