NOTICE OF SALE UNDER POWER
GEORGIA, RICHMOND COUNTY
By virtue of Power of Sale contained in Security Deed from CHRISTOPHER J. MACKENZIE and LISA MARIE MACKENZIE hereinafter Grantor(s), to SRP FEDERAL CREDIT UNION, dated February 10, 2015, recorded in Deed Book 1472, Page 1903, Richmond County Records; said Deed to Secure Debt being given to secure a Note and Security Agreement in the principal amount of $89,775.00; there will be sold by the undersigned at public outcry to the highest bidder for cash before the Courthouse door at Richmond County, Georgia, within the legal hours of sale on Tuesday, May 5, 2026 the following described property:
ALL THAT TRACT, lot or parcel of land, with any improvements thereon, situate, lying and being in Richmond County, Georgia, being known and designated as Lot 15, Block "C", Cedar Ridge Farms Subdivision, Section Three, as shown on a plat recorded in the Office of the Clerk of Superior Court of Richmond County, Georgia, in Realty Reel 435, pages 1468-1473. Reference being made to said plat for a more complete and accurate description as to the metes, bounds and location of said property.
SAID PROPERTY is conveyed subject to certain protective covenants recorded in aforesaid Clerk's Office in Realty Reel 435, pages 1474-1477, and to any and all easements and restrictions of record.

Pursuant to O.C.G.A. 44-14-162.2, the entity that has full authority to negotiate, amend and modify all terms of the mortgage with Debtor is: SRP Federal Credit Union, P.O. Please understand that the secured creditor is not required by law to negotiate, amend or modify the terms of the mortgage instrument.
To the best of the knowledge and belief of the undersigned, the party in possession is Christpher J. Mackenzie and Lisa Marie Mackenzie. This property is more commonly known as 1531 Pine Ridge Drive, Hephzibah, GA 30815.
The sale will be conducted subject to (1) confirmation that the sale is not prohibited under the U.S. Bankruptcy Code; and (2) final confirmation and audit of the status of the loan with the holder of the Security Deed. Pursuant to O.C.G.A. Section 9-13-172.1 which allows for certain procedures regarding the rescission of judicial and non-judicial sales in the State of Georgia, the Deed Under Power and other foreclosure documents may not be provided until final confirmation and audit of the status of the loan as provided immediately above.
The debt secured by said Deed to Secure Debt has been and is hereby declared due because of, among other possible events of default, nonpayment of the monthly installments on said loan. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, including attorney's fees. Said property will be sold subject to any outstanding ad valorem taxes, special assessments, unpaid utility bills constituting liens against the property, and all Security Deeds, liens and encumbrances existing when the above-described Deed to Secure Debt was filed for record.
