MORTGAGEE'S NOTICE OF SALE OF REAL ESTATE   By virtue and in execution of that certain mortgage given by Henry J. Latour, Vivian M. Latour, and Linda Bassan to Savers Co-Operative Bank d/b/a Savers Bank, dated December 17, 2007, and recorded with the Worcester District Registry of Deeds at Book 42205, Page 344, for breach of conditions of said mortgage and for the purpose of foreclosing the same, said premises, and the buildings thereon, will be sold at Public Auction at 10:00 A.M. on the 22nd day of April, 2026, on the mortgaged premises at 84 Park Avenue, Southbridge, Massachusetts, all and singular, the premises described in said mortgage: To Wit: The land with the buildings thereon located in Southbridge, Worcester County, Massachusetts situated on the northwesterly side of Park Avenue Extension, as shown on Plan filed with the Worcester District Registry of Deeds, Plan Book 103, Plan 4, and bounded and described as follows: BEGINNING at the northeasterly corner of land to be conveyed at land now or formerly of one Roberts; THENCE southwesterly along the northwesterly side of Park Avenue Extension 125 feet to a point at land now or formerly of Stephen Richard; THENCE northwesterly by land of said Richard 100 feet to a point at a stone wall; THENCE northeasterly along said stone wall 102 feet to a point at land now or formerly of said Roberts; THENCE southeasterly by land of said Roberts 104 feet to the place of beginning. BEING the same premises conveyed to us by deed of Henry J. Latour, Jr. and Vivian M. Latour dated June 23, 2003 and recorded in the Worcester District Registry of Deeds in Book 30549, Page 378. TERMS OF SALE: $5,000.00 non refundable deposit shall be paid in cash or bank cashier's check by the purchaser at the time and place of sale, and the balance to be paid in cash or by certified or bank cashier's check at the office of Howard B.
