NOTICE OF SUBSTITUTE TRUSTEE’S SALE

WHEREAS, default has occurred in the performance of the covenants, terms and conditions of a Deed of Trust dated March 30, 2006, executed by MARIE LAVADA HAMILTON AKA MARIE HAMILTON conveying certain real property therein described to EMMETT JAMES HOUSE AND BILL R. MCLAUGHLIN, as Trustee, for REGIONS BANK D/B/A REGIONS MORTGAGE, Original Beneficiary, to secure the indebtedness therein described, as same appears of record in the Office of the Chancery Clerk of 1st District Hinds County, Mississippi filed and recorded April 6, 2006, in Deed Book 6460, Page 208; and
WHEREAS, the beneficial interest of said Deed of Trust was transferred and assigned to REGIONS BANK D/B/A REGIONS MORTGAGE; and
WHEREAS, Rubin Lublin, LLC has been appointed as Substitute Trustee; and
NOW, THEREFORE, the holder of said Deed of Trust, having requested the undersigned so to do, as Substitute Trustee or his duly appointed agent, by virtue of the power, duty and authority vested and imposed upon said Substitute Trustee shall, on May 1, 2026 within the lawful hours of sale between 11:00AM and 4:00PM at the North Front Door of the Hinds County Courthouse (1st Judicial District), 407 East Pascagoula Street, Jackson, MS 39201 proceed to sell at public outcry to the highest and best bidder for cash or certified funds ONLY, the following described property situated in 1st District Hinds County, Mississippi, to wit:

NORTH 1/2 OF A CERTAIN PARCEL OF LAND LYING AND BEING SITUATED IN THE SW1/4 OF THE SE1/4, SECTION 36, TOWNSHIP 6 NORTH, RANGE 1 WEST, HINDS COUNTY, MISSISSIPPI, AND BEING MORE PARTICULARLY DESCRIBED AS FOLLOWS:
BEGINNING AT THE SOUTHWEST CORNER OF LOT 66, "DIXON ACRES, PART 2, BEING ON FILE IN THE OFFICE OF THE CHANCERY CLERK, HINDS COUNTY, MISSISSIPPI' IN PLAT BOOK 19, PAGE 31; RUN THENCE EASTERLY ALONG THE SOUTH LINE OF SAID LOT FOR A DISTANCE OF 75 FEET; RUN THENCE SOUTH 00 DEGREES 11 MINUTES WEST FOR A DISTANCE OF 200 FEET; THENCE TURN WEST AND RUN ALONG A LINE PARALLEL TO THE SOUTH LINE OF LOT 66 FOR A DISTANCE OF 75 FEET, THENCE NORTH 00 DEGREES 11 MINUTES EAST FOR A DISTANCE OF 200 FEET TO THE POINT OF BEGINNING.

LOT 68 DIXON ACRES PT. 2 A SUBDIVISION ACCORDING TO THE MAP OR PLAT THEREOF ON FILE AND OF RECORD IN THE OFFICE OF THE CHANCERY CLERK OF THE FIRST JUDICIAL DISTRICT OF HINDS COUNTY AT JACKSON, MISSISSIPPI IN PLAT BOOK 19 AT PAGE 31, REFERENCE TO WHICH IS HEREBY MADE IN AID OF AND AS PART OF THIS DESCRIPTION.
PROPERTY ADDRESS: The street address of the property is believed to be 569 DRYDEN AVENUE, JACKSON, MS 39209. In the event of any discrepancy between this street address and the legal description of the property, the legal description shall control.
Title to the above described property is believed to be good, but I will convey only such title as is vested in me as Substitute Trustee. The sale will be conducted subject (1) to confirmation that the sale is not prohibited under the U.S. Bankruptcy Code (2) to final confirmation and audit of the status of the loan with the holder of the Security Deed, and (3) purchaser’s tendering to Rubin Lublin, LLC, anti-money laundering information as required pursuant to the FinCEN Real Estate Report Rule. Failure to provide information, could result in rescission of the sale.
