NOTICE OF PUBLIC HEARING BOROUGH OF LITTLE SILVER PLANNING BOARD      PLEASE TAKE NOTICE that the Borough of Little Silver (the “Borough”) Planning Board (the “Board”), Monmouth County, New Jersey, will hold a public hearing on April 9, 2026, at 7:00 pm at Borough Hall, 480 Prospect Avenue, Little Silver, NJ 07739, to address a proposed amendment to the Borough’s Master Plan entitled “Amended 2025 Housing Element & Fair Share Plan”, dated March, 2026 (“Amended HEFSP")in accordance with N.J.S.A. 40:55D-13.      The proposed Amended HEFSP has been prepared in accordance with N.J.S.A. 40:55D-28b(3) of the MLUL and the mandatory requirements of a Housing Element under the New Jersey Fair Housing Act (N.J.S.A. 52:27D-310), relevant regulations of the New Jersey Council On Affordable Housing (“COAH”), and the terms and conditions set forth in the mediation agreements between the Borough and Fair Share Housing Center (“FSHC”), a non-profit affordable housing advocacy organization located in Cherry Hill, New Jersey, and Real Foursome, LLC. The Amended HEFSP is designed to implement the FSHC Mediation Agreement. In addition the Amended HEFSP also delineates the actions taken, and to be taken, by the Borough to create a “realistic opportunity” for satisfaction of its affordable housing obligations under (a) the New Jersey Fair Housing Act (N.J.S.A. 52:27D-301 et seq.); (b) the New Jersey Supreme Court decisions commonly referred to as the Mount Laurel doctrine; (c) the regulations of COAH and other applicable law and (d) the mediation agreements.      PLEASE TAKE FURTHER NOTICE that you are privileged to be present at said public hearing to present any and all objections or support you may have and any other general comments relative to the Planning Board’s consideration of the amendment to the Master Plan, including but not limited to the ability to cross examine witnesses as well as present your own witnesses.      PLEASE TAKE FURTHER NOTICE that a copy of the Amended HEFSP proposed to be adopted will be on file beginning March 30, 2026, with the Borough Clerk and the Planning Board at the Little Silver Borough Hall, 480 Prospect Avenue Little Silver, NJ 07739, and are available for inspection during normal business hours.   BOROUGH OF LITTLE SILVER PLANNING BOARD ($89.76)
