MORTGAGEE'S SALE OF REAL ESTATE
By virtue and in execution of the Power of Sale contained in a certain mortgage given by Polar Views LLC to Steven A. Ross, Trustee of QS Lending Three Trust, dated November 28, 2022 and recorded on November 29, 2022 with the Worcester County Registry of Deeds in Book 68541, Page 335 of which mortgage the undersigned is the present holder, and in which the mortgaged premises’ consist of five certain parcels of land with the buildings and improvements thereon located in Worcester known as 119 Chandler Street, 125 Chandler Steet and 127 Chandler Street, for breach of the conditions of said mortgage and for the purpose of foreclosing the same will be sold collectively at Public Auction at 10:15AM on the 22nd day of April 2026, at the mortgaged premises located at 125 Chandler Street, Worcester, Worcester County, Massachusetts, all and singular the premises described in said mortgage.

PARCEL 1
TRACT 1:
The land with the buildings thereon, situated on the northerly side of Chandler Street in Worcester, Worcester County, Massachusetts, bounded and described as follows:
BEGINNING at the southwesterly corner of said premises at a point on the northerly line of said Chandler Street at land now or formerly of Central Oil Company, of Worcester;
THENCE running N. 5° 32' 20" E, by land of said Central Oil Company of Worcester, and land of one Mantzoian 95.86 feet to a point;
THENCE running S. 81° 24' 50" E. by land of one O'Brien 112.3 feet to a point;
THENCE running S. 5° 10' 30" W. by land of one Aboumradd 35.90 feet to a point;
THENCE running N. 81° 57" W. by land of the Grantor 1.0 feet to a point;
THENCE running S. 5° 10' 30" W. by land of the Grantor 59.95 feet to a point in the northerly line of Chandler Street;
THENCE running N. 81° 57" by the northerly line of Chandler Street 111.78 feet to the point of BEGINNING.
TRACT 2
A certain parcel of land, with the buildings thereon, located on the northeasterly corner of Chandler Street and Piedmont Street in said Worcester, containing about 3,144 square feet and bounded and described as follows:
SOUTHERLY by said Chandler Street seventy and 00/100 (70.00) feet
WESTERLY by said Piedmont Street forty-four and 96/100 (44.96) feet
NORTHERLY by land now or formerly of Montzoian seventy and 00/100 (70.00) feet, and
EASTERLY by land of Padula forty-four and 96/100 (44.96) feet.
BEING the same premises conveyed to Central Oil Company by Mary A. Moynihan by deed dated April 2, 1945 and recorded in Worcester District Registry of Deeds, Book 2951, Page 72.
BEING the same premises conveyed to Petroleum Facilities, Inc. by deed dated February 28, 1959 from The California Oil Company recorded with Worcester District Registry of Deeds in Book 4103 at Page 82 et seq.
BEING also the same premises conveyed to Chevron Oil Company by deed dated April 10, 1974 from Petroleum Facilities, Inc. and to be recorded immediately prior hereto.
SUBJECT, however, to the following encumbrances and defects to wit:
1. Statutory and municipal requirements relating to land and buildings, their use and construction.
2. Rights of others to any road abutting upon the premises.
3. Rights of others in and to underground electric conduit and overhead electric wires crossing the premises.
4. Encroachment on the premises of floodlight and wooden fence.
5. Easement across a portion of the premises reserved to Katherine A. Padula in a deed to Charles G. Padula dated June 18, 1957 and recorded in the Office of Worcester District Registry of Deeds on June 18, 1957.

The land in Worcester with the buildings thereon, and all the privileges and appurtenances thereto belonging and numbered 42 Newbury Street, and bounded and described as follows:
BEGINNING at the southeasterly corner thereof on the westerly side of Newbury Street at land now or formerly of one Hendricks;
THENCE westerly by said land now or formerly of said Hendricks one hundred (100) feet more or less, to land formerly of George Jacques;
THENCE northerly by said land now or formerly of said George Jacques fifty (50) feet to a point;
THENCE easterly on land now or formerly of Benjamin Green one hundred (100) feet, more or less, to said Newbury Street;
THENCE southerly on said Newbury Street 50 feet to the place of beginning, or however otherwise the same may be measured described or bounded..
PARCEL 3
The Land in said Worcester with the buildings thereon situated on the easterly side of Piedmont Street, bounded and described as follows:
BEGINNING at a point in the easterly line of Piedmont Street said point being distant northerly 85 feet measured on said easterly line of Piedmont Street with the northerly line of Chandler Street;
THENCE northerly by said easterly line of Piedmont Street 51.28 feet to land now or formerly of George S. Clough and Edwin Ames;
THENCE easterly by said Clough and Ames land 70 feet to a point at land now or formerly of the City of Worcester;
THENCE southerly by said City of Worcester land 50.9 feet to a point at land conveyed by Frances A. Houghton et al to James Miles et als by deed dated May 16, 1892, Book 1384, Page 220;
THENCE westerly seventy feet by land so conveyed to said Miles et als to the point of beginning.
PARCEL 4
The Land in Worcester, Massachusetts with the building thereon and all the privileges and appurtenances thereto, belonging situated on the southerly side of Austin Street, and bounded and described as follows:
BEGINNING at a point in said southerly line of Austin Street which point is one hundred eleven and two tenths (111.2) feet easterly of the easterly line of Piedmont Street;
THENCE S. 7° 0' W. a distance of 79.37 feet to a point;
THENCE N. 81° 13' W. a distance of 46.76 feet along land now or formerly of John A. Clough Estate to a point;
THENCE S. 4° 29' W. 56.11 feet along land now or formerly of Walcott and Quinn to a point;
THENCE S. 82° 12' E. a distance of 117.66 feet along land now or formerly of Sack and Padula to a point;
THENCE N. 5° 10' E. a distance of 54.51 feet along land now or formerly of Safer and Gilmore to a point;
THENCE N. 81° 23' W. a distance of 51.98 feet along other land of said John A. Clough Estate to a point;
THENCE N. 6° 34' E. a distance of 79.47 feet along other land of said Clough Estate to the southerly line of Austin Street;
THENCE N. 82° 0' W., along said southerly line of Austin Street a distance of 19.05 feet to the point of beginning.
Containing about 8,057 square feet,
Subject to the right of abutters on Clough Terrace, so called, to maintain existing pipes, wires and conduits, if any, in Clough Terrace and to the obligation to contribute reasonably to the maintenance of catch basins now located in the rear of buildings at #127-129 Austin Street in said City of Worcester, Mass. The right is herein granted to the grantees, their heirs and assigns to discharge surface water upon and to enter existing catch basins, but subject to the obligation to contribute reasonably to the maintenance of said catch basins.

The land in said Worcester with the buildings thereon, bounded and described as follows:
BEGINNING at a point where the westerly line of Newbury Street intersects with the northerly line of Chandler Street;
THENCE westerly by said Chandler Street, Ninety-Nine and Seven Hundredths (99.7) feet, more or less, to a point at land now or formerly of one Patrick Larkin;
THENCE northerly by land of said Larkin, Fifty-Nine and Ninety-Five Hundredths (59.95) feet, more or less, to land now or formerly of one Hendricks;
THENCE easterly by land now or formerly of said Hendricks, Ninety-Five and Five Hundredths (99.5) feet, more or less, to said Newbury Street;
THENCE southerly by said Newbury Street, Sixty-one and Fifty-Three Hundredths (61.53) feet, more or less, to the point of beginning.
For title see deed recorded with said Worcester District Registry of Deeds in Book 68541, Page 328.
Premises to be sold and conveyed subject to and with the benefit of all rights, rights of way, restrictions, easements, covenants, liens or claims in the nature of liens, improvements, public assessments, any and all unpaid condominium fees, taxes, tax titles, tax liens, water and sewer liens and any other municipal assessments or liens or existing encumbrances of record which are in force and are applicable, having priority over said mortgage, whether or not reference to such restrictions, easements, improvements, liens or encumbrances is made in the deed. No representations express or implied are made with respect to any matter concerning the premises, which will be sold “as-is”.
TERMS OF SALE:
Twenty-Five Thousand and 00/100 Dollars ($25,000.00) shall be paid in certified or bank cashier's check by the purchaser at the time and place of said sale, and the balance of the purchase price shall be paid by certified or bank cashier's check at the offices of Erik T. Potter, Esq., Potter MacLellan LLP, 113 Ripley Road, Cohasset, MA 02025 within thirty (30) days from the date of sale. The successful bidder of the sale of the premises shall be required to sign a Memorandum of Terms of Sale containing the above terms at the Auction Sale. The Mortgagee reserves the right to bid at sale, to reject any and all bids, to continue the sale and to amend the terms of the sale by written or oral announcement made before or during the foreclosure sale. If the sale is set aside for any reason, the Purchaser at the sale shall be entitled only to a return of the deposit paid. The Purchaser shall have no further recourse against the Mortgagor, the Mortgagee, or the Mortgagee’s attorney. The description of the premises contained in said mortgage shall control in the event of an error in this publication.
