NOTICE OF MORTGAGEE’S SALE OF REAL ESTATE
Premises: 535 Webster Street, Hanover, MA 02339
By virtue and in execution of the Power of Sale contained in a certain mortgage given by Kurt W. Lavertue to Bank of America, Federal Savings Bank, and now held by Federal Home Loan Mortgage Corporation, as Trustee for the benefit of the Freddie Mac Seasoned Credit Risk Transfer Trust, Series 2020-3, said mortgage dated October 8, 1998 and recorded in the Plymouth County Registry of Deeds in Book 16696, Page 224, said mortgage was assigned from Bank of America, FSB to New Penn Financial LLC d/b/a Shellpoint Mortgage Servicing by assignment dated July 30, 2015 and recorded with said Registry of Deeds in Book 45955, Page 150; said mortgage was assigned from NewRez LLC f/k/a New Penn Financial LLC d/b/a Shellpoint Mortgage Servicing to Federal Home Loan Mortgage Corporation, as Trustee for the benefit of the Freddie Mac Seasoned Credit Risk Transfer Trust, Series 2020-3 by assignment dated January 9, 2026 and recorded with said Registry of Deeds in Book 60730, Page 202; for breach of the conditions in said mortgage and for the purpose of foreclosing the same will be sold at Public Auction on April 27, 2026 at 09:00 AM Local Time upon the premises, all and singular the premises described in said mortgage, to wit:
A certain parcel of land in Hanover, with the buildings thereon situated on the northerly side of Webster Street and bounded and described as follows:
SOUTHERLY by said Webster Street;
WESTERLY by land now or formerly of Charles Edward Damon;
NORTHERLY by land now or formerly of Alfred S. Brooks; and
EASTERLY by land now or formerly of Henry Viking.
There is excepted from the foregoing description a parcel containing approximately twenty square feet which was taken by the County of Plymouth in connection with relocation of Webster Street by instrument recorded with said deed on July 12, 1933 in Book 1647, Page 202.
For title see deed dated October 17, 1995 and recorded with the Plymouth Registry of Deeds in Book 13900, Page 306.
By inadvertence, the last bound stating “EASTERLY by land now or formerly of Henry Viking” should state “EASTERLY by land now or formerly of Henry Vining”.
The description of the property contained in the mortgage shall control in the event of a typographical error in this publication.
For Mortgagor’s Title see deed dated October 17, 1995 and recorded in the Plymouth County Registry of Deeds in Book 13900, Page 306.
TERMS OF SALE: Said premises will be sold and conveyed subject to all liens, encumbrances, unpaid taxes, tax titles, municipal liens and assessments, if any, which take precedence over the said mortgage above described.
FIVE THOUSAND ($5,000.00) Dollars of the purchase price must be paid in cash, certified check, bank treasurer's or cashier's check at the time and place of the sale by the purchaser. The balance of the purchase price shall be paid in cash, certified check, bank treasurer's or cashier's check within thirty (30) days after the date of sale.
