John Stratton Lobdell, applicant, is requesting an Appeal of an Administrative Decision. The appeal is of an administrative decision by the Pender County Planning Board to approve the “Piver Tract” Master Development Plan (Case MDP 2025-81). Robin Poorman, applicant, on behalf of Hampstead Investors, LLC, owner, is requesting a variance to increase the maximum height for a free-standing sign along US HWY 17 from 25 feet to 50 feet to advertise the Hampstead Place Apartments located on-site. The subject property is zoned PD, Planned Development, and is located at 101 Leeward Lane at the intersection of US Hwy 17 and Leeward Lane in the Topsail Township and may be further identified by Pender County PIN 4203-29-4485-0000.
VARIANCE CASE: VAR 2026-29
Jason Capps, applicant, on behalf of Cornelius Murphy, owner, is requesting a variance for the rear setback standards of the Pender County Unified Development Ordinance. Specifically, the request is for a 19.37-foot encroachment into the required 30 feet rear setback, for the placement of a manufactured home. The subject property is zoned RA, Rural Agricultural, and is located at 2322 Porter Road in the Grady Township and may be further identified by Pender County PIN 2277-51-3141-0000.
