SUBSTITUTED TRUSTEE’S NOTICE OF SALE
WHEREAS, on November 15, 2024, KasaGrande LLC by Camilo E. Rodriguez DuQue, Member, executed a Deed of Trust, Assignment of Leases and Rents, Security Agreement and Fixture Filing ("Deed of Trust") to Giddens Law Firm, Trustee for the benefit of Double Backflip, LLC, which deed of trust is recorded in Deed of Trust Book 7318 at Page 6686, in the Office of the Chancery Clerk of the First Judicial District, County of Hinds, State of Mississippi; and
WHEREAS, Double Backflip, LLC, the holder of the Deed of Trust and the note secured thereby, substituted McCalla Raymer Leibert Pierce, LLP as Trustee therein, as authorized by the terms thereof, by instrument dated January 12, 2026 and recorded in the Office of the aforesaid Chancery Clerk in Book 7328 at Page 5593; and
WHEREAS, default having been made in the terms and conditions of the Deed of Trust and the entire debt secured thereby having been declared due and payable, in accordance with the terms of the Deed of Trust and the legal holder of the indebtedness, Double Backflip, LLC, having requested the undersigned Substitute Trustee to execute the trust and sell the land and property in accordance with the terms of the Deed of Trust for the purpose of raising the sums due thereunder together with attorney’s fees, Substituted Trustee’s fees and expense of sale.
NOW, THEREFORE, WE, McCalla Raymer Leibert Pierce, LLP, Substituted Trustee under the Deed of Trust, will on the 23rd day of April, 2026, offer for sale at public outcry and sell to the highest bidder for cash within legal hours (between 11:00 a.m. and 4:00 p.m.) at the front door of the Hinds County, First Judicial District Courthouse located in Jackson, Mississippi, the following described property situated in Hinds County, First Judicial District, Mississippi, being the same property described in the Deed of Trust:
The following described property as to wit:
Beginning at the Southeast Corner of Lot 1, Wel-O-Ta Heights; run thence North along the East line of said Lot 1 a distance of 327 feet to a point, being the Point of Beginning of subject property; run thence West parallel with the South line of Lot 1 a distance of 150 feet to a point; run thence North parallel with the East line of Lot 1, 60 feet to a point; thence East parallel with the South line of Lot 1, 150 feet to a point on the West line of Boling Street and the East Line of Lot 1 Wel-O-Ta Heights; thence South along the East Line of Lot 1, Wel-o-ta Heights 60 feet to the Point of Beginning, being the same property conveyed by deed from Virgie M. Robinson to Marion L. Austin, et ux dated December 27, 1975 and recorded in Book 2332 at Page 218 of the public records of the Chancery Clark of Hinds County at Jackson, Mississippi; said property containing 0.21 acres, more or less.
