NOTICE OF PUBLIC HEARING
CITY OF RAHWAY ZONING BOARD OF ADJUSTMENT
PLEASE TAKE NOTICE, that on MONDAY, April 20, 2026 at 7:00 P.M. in the City of Rahway, Council Chambers, City Hall, One City Hall Plaza, Rahway, New Jersey, the City of Rahway Zoning Board of Adjustment will hold a PUBLIC HEARING on the application of Integrity Holdings and Development LLC (the "Applicant"), seeking Minor Subdivision, d(2) Use variance, and bulk ("c") variance approval, in connection with the property located at 293 William Street, Rahway, NJ, further identified as Block 308, Lot 4 on the Tax Maps of the City of Rahway (the "Property" or the "Site").
The applicant proposes to subdivide the Property into two (2) separate lots (Proposed Lots 4.01 and 4.02). Applicant proposes to build a single-family residence on Proposed Lot 4.01 and maintain the existing two-family dwelling on Proposed Lot 4.02. The existing two-family dwelling is not a permitted use in the R-2 district and therefore a d(2) use variance is required.
In addition to the d(2) Use variance, the Applicant seeks the following Variances: Minimum Lot Depth: Required: 100 ft.; Proposed: 75.57 ft (Lot 4.01) and 80.89 ft (Lot 4.02); Minimum Rear Setback: Required: 25 ft; Proposed: 8.4 ft (Lot 4.02); and Minimum Front Setback (William Street): Required: 20 ft.; Existing and Proposed: 14.4 ft. (Proposed Lot 4.02).
All documents relating to this Application may be inspected by the public in the Office of Code Enforcement, Health, Engineering and Land Use, One City Hall Plaza, Rahway, New Jersey, during that Office's normal business hours, beginning ten (10) days prior to the public hearing. You may also contact the Zoning Board Clerk, Steven Decker via telephone at (732) 827-2196, during regular business hours, or via electronic mail at sdecker@cityofrahway.com regarding reviewing the application documents. Alternatively, the application documents will also be available for public inspection free of charge to the public on the City of Rahway's website at www.cityofrahway.org at least ten (10) days prior to the public hearing.
When the case is called you may appear either in person or by agent or attorney and present objections which you may have to the granting of this Application. The PUBLIC HEARING may be continued without further notice on such additional or other dates as the Board may determine.
