WILMINGTON TRUST, NATIONAL ASSOCIATION, AS TRUSTEE FOR THE BENEFIT OF THE REGISTERED HOLDERS OF COMM 2014-UBS4 MORTGAGE TRUST COMMERCIAL MORTGAGE PASS-THROUGH CERTIFICATES, BY AND THROUGH ITS SPECIAL SERVICER LNR PARTNERS, LLC, is the Plaintiff, and H'Y2 KNIGHTSBRIDGE, LLC, ET ALS., are Defendants, writ of execution for the sale of mortgaged premises dated 04/30/2025.
By virtue of the above stated Writ, to me directed and delivered, I will expose to sale at public vendue on WEDNESDAY, the 6TH DAY of MAY A.D. 2026, at the hour of one thirty o' clock by the then prevailing (Standard or Daylight Saving) time, in the afternoon of the said day, at the Heldrich Hotel, 10 Livingston Ave, New Brunswick, N.J. 08901.
The property to be sold is located in the PISCATAWAY TOWNSHIP in the County of MIDDLESEX, and State of New Jersey.

15.76 acres or 686,316 square feet.

Upset Price: the full judgment amount as of May 1, 2026 of $57,052,864.41 + post judgment interest thereafter.
Type of Property: Commercial property consisting of four buildings, 686,316 square feet, and a parking lot.
SURPLUS MONEY: If after the sale and satisfaction of the mortgage debt, including costs and expenses, there remains any surplus money, the money will be deposited into the Superior Court Trust Fund and any person claiming the surplus, or any part thereof, may file a motion pursuant to Court Rules 4:64-3 and 4:57-2 stating the nature and extent of that person's claim and asking for an order directing payment of the surplus money. The Sheriff or other person conducting the sale will have information regarding the surplus, if any.
The approximate amount of the upset to be satisfied by said sale is the sum of FIFTY FIVE MILLION EIGHT HUNDRED THIRTY EIGHT THOUSAND THREE DOLLARS AND FORTY TWO CENTS ($55,838,003.42) dollars more or less, plus interest together with the costs of this sale. THE UPSET AMOUNT MAY BE SUBJECT TO FURTHER ORDERS OF ADDITIONAL SUMS.
The subscriber reserves the right to adjourn said sale from time to time subject only to such limitations or restrictions upon the exercise of such power as may be specially provided by law or rules of the Court. Sold subject to conditions of sale.
Successful bidder must pay 20% of bid in certified check or official bank check at close of sale and the balance in two weeks.
