SMS FINANCIAL RECOVERY SERVICES, LLC ASSIGNEE OF PNC BANK, N.A. SUCCESSOR BY MERGER TO UNITED NATIONAL BANK, SUCCESSOR BY MERGER TO NEW ERA BANK, is the Plaintiff, and V. NAPENAS, INC., ET ALS., are Defendants, writ of execution for the sale of mortgaged premises dated 03/20/2025.
By virtue of the above stated Writ, to me directed and delivered, I will expose to sale at public vendue on WEDNESDAY, the 6TH DAY of MAY A.D. 2026, at the hour of one thirty o' clock by the then prevailing (Standard or Daylight Saving) time, in the afternoon of the said day, at the Heldrich Hotel, 10 Livingston Ave, New Brunswick, N.J. 08901.
The property to be sold is located in the TOWNSHIP of PISCATAWAY in the County of MIDDLESEX, and State of New Jersey.

THE DIMENSIONS: Approximately 149.15' x 66.67' x 228.30' x 161.05' (IRR)
NO. OF FEET TO THE NEAREST CROSS STREET: 325 ft to Spruce Avenue and Grandview Avenue
Pursuant to N.J.S.A. 2A:50-64, et. seq., Plaintiff sets the upset bid for the foreclosed premises at the judgment amount ($176,207.84 through February 26, 2026) plus all post-judgment interest as accruing through the date of the Sheriff’s sale and reserves its rights with respect to any post-judgment motion for an order for additional sums, if procured following the date of the scheduling of the sale.
SURPLUS MONEY: If after the sale and satisfaction of the mortgage debt, including costs and expenses, there remains any surplus money, the money will be deposited into the Superior Court Trust Fund and any person claiming the surplus, or any part thereof, may file a motion pursuant to Court Rules 4:64-3 and 4:57-2 stating the nature and extent of that person's claim and asking for an order directing payment of the surplus money. The Sheriff or other person conducting the sale will have information regarding the surplus, if any.
The approximate amount of the upset to be satisfied by said sale is the sum of ONE HUNDRED FIFTY SIX THOUSAND SIX HUNDRED FIFTY FIVE DOLLARS AND FIFTY FOUR CENTS ($156,655.54) dollars more or less, plus interest together with the costs of this sale. THE UPSET AMOUNT MAY BE SUBJECT TO FURTHER ORDERS OF ADDITIONAL SUMS.
The subscriber reserves the right to adjourn said sale from time to time subject only to such limitations or restrictions upon the exercise of such power as may be specially provided by law or rules of the Court. Sold subject to conditions of sale.
Successful bidder must pay 20% of bid in certified check or official bank check at close of sale and the balance in two weeks.
