BOROUGH OF SHIP BOTTOM
Public notice is hereby given that Eric Sullivan and Emily Sullivan (collectively, the "Applicant") have applied to the Land Use Review Board of the Borough of Ship Bottom (the "Board"), Ocean County, New Jersey for preliminary and final major site plan approval and variances relative to development on the property designated as Lot 1 in Block 85 on the Tax Map of the Borough of Ship Bottom, located at 1219 Long Beach Boulevard. The property is currently utilized as a parking lot for the Arlington, which is located diagonally across Long Beach Boulevard from the subject property. The Applicant is seeking to construct a three-story mixed-use building, with a restaurant on the ground floor and a two-story, single-family dwelling unit above. There are 28 seats proposed in the restaurant, all indoors, and the restaurant would be open for breakfast and lunch only.
The following variances from the Ship Bottom Zoning Ordinance are requested:
Section 16.44.010(D): The minimum required lot frontage for the proposed uses is 60 feet. The existing and proposed lot frontage is 50 feet, which is a preexisting nonconformity that is not changing.

Section 16.44.010(D): Being that this is a corner lot, there are two front yards: Long Beach Boulevard and W. 13th Street. The minimum required front yard setback is 15 feet. The proposed front yard setback to Long Beach Boulevard is 0 feet. The proposed front yard setback to W. 13th Street is also 0 feet.
Section 16.44.010(D): The minimum required side yard setback is 5 feet. Being that this is a corner lot, there are two front yards, with the northerly yard being a side yard and the westerly yard being the rear yard. The proposed side yard setback is 2 feet.
Section 16.44.010(B)(7): Only one accessory apartment is permitted in mixed-use buildings, only above the ground floor and only where occupied by permitted local retail and service activities, funeral homes, offices and/or banks and where such floor is limited to the permitted apartment residential use. Here, a two-story, single-family dwelling unit is proposed over a restaurant use. Therefore, a special reasons variance is required.
Any other variances, waivers or exceptions deemed necessary or appropriate by the Board will be requested at the public hearing.
A public hearing has been scheduled for April 21, 2026 at 6:30 p.m. in the Court Room of the Municipal Building, located at 1621 Long Beach Boulevard, Ship Bottom, New Jersey. The Court Room will be set up following all social distancing guidelines, in adherence with the Governor's adopted Executive Order.
The meeting format will be posted on the Borough's website and may change the day of the meeting. Interested parties are encouraged to check the website to confirm the meeting format. Subject can change at any time prior to the actual meeting date.
If a meeting is in-person there will not be a virtual means to attend, anyone wanting to participate will have to attend the meeting in person.
Should government-imposed restrictions change prior to the meeting that would prevent an in-person meeting, this meeting will proceed virtually under the following circumstances:
