NOTICE OF SALE UNDER POWER
GEORGIA, CHATHAM COUNTY
Under and by virtue of the Power of Sale contained in a Security Deed given by Blue Bell Holdings LLC to MoFin Lending Corporation dated January 30, 2023, recorded in Deed Book 3017, Page 674, Chatham County, Georgia Records, as last transferred to Wilmington Savings Fund Society, FSB, not in its individual capacity but solely as Trustee of Angel Oak Mortgage Trust 2023-6, Mortgage-Backed Certificates, Series 2023-6 by assignment recorded in Deed Book 3704, Page 351, Chatham County, Georgia Records, conveying the after-described property to secure a Note in the original principal amount of THREE HUNDRED FIVE THOUSAND TWO HUNDRED FIFTY AND 0/100 DOLLARS ($305,250.00), with interest thereon as set forth therein, there will be sold at public outcry to the highest bidder for cash before the courthouse door of Chatham County, Georgia, or at such place as may be lawfully designated as an alternative, within the legal hours of sale on the first Tuesday in May, 2026, the following described property:

The debt secured by said Security Deed has been and is hereby declared due because of, among other possible events of default, failure to pay the indebtedness as and when due and in the manner provided in the Note and Security Deed. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, as provided in the Security Deed and by law, including attorney's fees (notice pursuant to O.C.G.A. § 13-1-11 having been given).
Said property will be sold subject to any outstanding ad valorem taxes (including taxes which are a lien, but not yet due and payable), the right of redemption of any taxing authority, any matters which might be disclosed by an accurate survey and inspection of the property, any assessments, liens, encumbrances, zoning ordinances, restrictions, covenants, and any matters of record including, but not limited to, those superior to the Security Deed first set out above. Said property will be sold on an "as-is" basis without any representation, warranty or recourse against the above-named or the undersigned. Prospective bidders must perform their own due diligence.
Wilmington Savings Fund Society, FSB, not in its individual capacity but solely as Trustee of Angel Oak Mortgage Trust 2023-6, Mortgage-Backed Certificates, Series 2023-6 is the holder of the Security Deed to the property in accordance with OCGA § 44-14-162.2.
The entity that has full authority to negotiate, amend, and modify all terms of the mortgage with the debtor is: Select Portfolio Servicing, Inc., 3217 S. Decker Lake Dr., Salt Lake City, UT 84119, 888-818-6032.
Note, however, that such entity is not required by law to negotiate, amend or modify the terms of the loan.
Upon information and belief, said property is more commonly known as 18 Palm Avenue, Savannah, GA 31404. Should a conflict arise between the property address and the legal description, the legal description shall control.
ATTENTION ALL PROSPECTIVE BIDDERS: On March 1, 2026, the data collection and reporting requirements under the U.S. Financial Crimes Enforcement Network (FinCEN) new Anti-Money Laundering Rule (the “Rule”), found at 89 FR 70258, will go into effect. The Rule applies to certain residential real estate sale transactions (including nonjudicial foreclosures) where the transfer is to a legal entity or trust, and which includes cash purchases, private financing or financing provided by an institution not subject to a federal Anti-Money Laundering or Suspicious Activity Report requirement. As part of this Rule, purchasers and sellers are required to provide additional information and documentation about themselves, their legal entities, and/or the source of funds used in the reportable transaction. The collection of this information and documentation is required to comply with the Rule’s federal reporting requirements. ALL that certain lot, tract or parcel of land situate, lying and being in the City of Savannah, County of Chatham, Georgia, and known as LOT NUMBER FORTY-SEVEN (47), SAUSSY WARD IN THE EAST HILL SUBDIVISION; said lot being more fully described as follows: beginning at a hub which lies Sixty (60) feet from Holly Avenue on Palm Avenue and which is the Northwestern corner of said Lot Number Forty-seven (47); running thence South Seventy-two Degrees, Ten Minutes East a distance of One Hundred Thirty-seven (137) feet to the center of a power pole; running thence South Sixteen Degrees Seven Minutes West a distance of Sixty (60) feet to a hub, running thence North Seventy-two Degrees Ten Minutes West a distance of One Hundred Thirty-seven (137) feet to a hub and the line of Palm Avenue; running thence North Sixteen Degrees Ten Minutes East a distance of Sixty (60) feet to the hub which is marked the point of beginning.
Said property having an address of 18 Palm Avenue, Savannah, GA 31404, and a property tax number of 2-0077-11-002.
This being the same property conveyed to Bell Homes, LEC by Limited Warranty Deed from William Green and Mary Green, dated March 8, 2022, and recorded in Deed Book 2737, Page 281, Chatham County records.
Subject, however, to all valid restrictive covenants, easements and rights-of-way of record.
