Under and by virtue of the Power of Sale contained in a Security Deed given by Joanne H. Miller AKA Joanne H. Cadle to Beneficial Mortgage Co. of Georgia dated July 26, 2007 and recorded on July 30, 2007 in Deed Book 329L, Page 711, Chatham County, Georgia Records, and later assigned to U.S. Bank Trust National Association, not in its individual capacity but solely as owner trustee for REO Trust 2017-RPL1 by Assignment of Security Deed recorded on March 23, 2026 in Deed Book 3933, Page 200, Chatham County, Georgia Records, conveying the after-described property to secure a Note in the original principal amount of One Hundred Forty-One Thousand Nine Hundred Seventy-Three And 92/100 Dollars ($141,973.92), with interest thereon as set forth therein, there will be sold at public outcry to the highest bidder for cash before the courthouse door of Chatham County, Georgia, within the legal hours of sale on May 5, 2026 the following described property:
All those certain lots, tracts or parcels of land situate, lying and being at Fort Wentworth, in the County of Chatham, State of Georgia, and shown and described upon a map or plan of a portion of Crossgate Subdivision, made by Robert D. Gignilliat Jr., Chatham County Surveyor dated December 18, 1942 and recorded in the Office of the Clerk of the Superior Court of Chatham County, Georgia, in subdivision Map Book A, Folio 66, as Lot Number One (1) and the southerly Twenty Five (25) feet of Lot Number Two (2) in Block 5, said lot and part of lot lying contiguous and as a whole being rectangular in shape and being more particularly described as follows, beginning at a point on the Western Boundary of Dixie Street formerly known as Dunrobin Street, which point lies Three Hundred Seventy-Five (375) feet from the Southwest corner of the intersection of Dixie Street and Dorset Road, running thence in a Southerly direction along the Western Boundary of said Dixie Street for a distance of Seventy-Five (75) feet, thence in a Westerly direction along the Northern Boundary of Lots 21 and 22 said Block and Subdivision for a distance of one Hundred Twenty Five (125) feet, thence in a Northerly direction along the Eastern Boundary of Lots 18 and 17 said Block and Subdivision, for a distance of Seventy Five (75) feet, and thence in an Easterly direction, perpendicular to said Western Boundary of said Dixie Street, for a distance of One Hundred Twenty-Five (125) feet to the point of beginning; being bounded on the North By the remaining portion of said Lot 2 on the East by said Dixie Street, on the South by said Lots 21 and 22, and on the West by said Lots 17 and 18. The property hereby conveyed being as Shown by plat thereof made by Thomas and Hutton C.E. under date of April 30,1955 and recorded in said Clerk's Office in Plat Record Book G at Page 111.

The debt secured by said Security Deed has been and is hereby declared due because of, among other possible events of default, failure to pay the indebtedness as and when due and in the manner provided in the Note and Security Deed. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, as provided in Security Deed and by law, including attorney’s fees (notice of intent to collect attorney’s fees having been given).

Said property will be sold subject to any outstanding ad valorem taxes (including taxes which are a lien, but not yet due and payable), any matters which might be disclosed by an accurate survey and inspection of the property, any assessments, liens, encumbrances, zoning ordinances, restrictions, covenants, and matters of record superior to the Security Deed first set out above.
To the best knowledge and belief of the undersigned, the parties in possession of the property are Estate of Joanne H. Miller or tenant(s); and said property is more commonly known as 113 Dixie Street, Savannah, GA 31407.
The sale will be conducted subject (1) to confirmation that the sale is not prohibited under the U.S. Bankruptcy Code and (2) to final confirmation and audit of the status of the loan with the holder of the security deed.
