SUBSTITUTED TRUSTEE'S NOTICE OF SALE
WHEREAS, 6/14/2012, Lillie McGruder, unmarried woman executed a certain deed of trust to Roger McGehee Jr.,Trustee for the benefit of Mortgage Electronic Registration Systems, Inc., as beneficiary, as nominee for Hamilton Mortgage Corporation which deed of trust is of record in the office of the Chancery Clerk's office of Madison County, State of Mississippi in Instrument No. 675505 Book 2802 Page 1 and recorded on 6/19/2012; and
WHEREAS, Vylla Solutions, LLC has heretofore been substituted as Trustee by instrument dated 3/27/2026 and recorded in Instrument No. 1048586 Book 4663 Page 387 the aforesaid Chancery Clerk's office; and
WHEREAS, default having been made in the terms and conditions of said deed of trust and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of said deed of trust, Vylla Solutions, LLC, as Substituted trustee of JP MORGAN CHASE BANK, NATIONAL ASSOCIATION, the legal holder of said indebtedness, having requested the undersigned Substituted Trustee to execute the trust and sell said land and property in accordance with the terms of said deed of trust and for the purpose of raising the sums due thereunder, together with attorney's fees, trustee's fees and expense of sale.
NOW, THEREFORE, Vylla Solutions, LLC, Substituted Trustee in said deed of trust, will on 5/21/2026 offer for sale at public outcry and sell within legal hours (being between the hours of 11:00 A.M. and 4:00 P.M.), South Door of the Madison County Courthouse, 128 West North Street, Canton, MS 39046 to the highest and best bidder for cash or certified funds the following described property situated in Madison County, State of Mississippi, to-wit:
Lot 39, Northgate Subdivision, Part Two, a Subdivision According to a Map or Plat thereof which is on File and of Record in the Office of the Chancery Clerk of Madison County at Canton, Mississippi, in Plat Cabinet E at Slide 69B, Reference to which is hereby made in aid of and as a part of this description.
Please be advised that the trustee may require entity or trust bidders at this trustee's sale to provide information, documentation and/or certification of the vesting instructions and the data required to be reported pursuant to FinCEN regulations effective for transfers of residential real property to covered transferees on or after March 1, 2026. The required information must be provided to the trustee before a substituted trustee’s deed will be issued for covered transfers. The Buyer may be required to pay charges associated with the gathering and reporting of information to FinCEN.
