Under and by virtue of the Power of Sale contained in a Security Deed given by Sue M. Walden to Bank of America, N.A. dated October 25, 2010 and recorded on November 2, 2010 in Deed Book 03776, Page 0095, Clarke County, Georgia Records, and later assigned to Wilmington Savings Fund Society, FSB as Owner Trustee of CFS15 Grantor Trust by Assignment of Security Deed recorded on February 20, 2026 in Deed Book 05793, Page 0393, Clarke County, Georgia Records, conveying the after-described property to secure a Note in the original principal amount of Two Hundred Forty-Six Thousand And 00/100 Dollars ($246,000.00), with interest thereon as set forth therein, there will be sold at public outcry to the highest bidder for cash before the courthouse door of Athens-Clarke County, Georgia, within the legal hours of sale on May 5, 2026 the following described property:
All that tract or parcel of land, together with all improvements thereon, situate lying and being on the southerly side of Horseshoe Circle, in the 1899th G.M.D., Athens-Clarke County, Georgia, being known as Lot 5, Block O, Section Three of Cedar Creek Subdivision, as shown on a plat of said subdivision by Ben McLory & Associates Surveyors, dated June 6, 1970, recorded in Plat Book 10, Page 50, Athens-Clarke County Records, which plat is incorporated herein and made a part hereof by reference.

The debt secured by said Security Deed has been and is hereby declared due because of, among other possible events of default, failure to pay the indebtedness as and when due and in the manner provided in the Note and Security Deed. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, as provided in Security Deed and by law, including attorney’s fees (notice of intent to collect attorney’s fees having been given).

To the best knowledge and belief of the undersigned, the parties in possession of the property are The Estate of Sue M. Walden or tenant(s); and said property is more commonly known as 140 Horseshoe Cir., Athens, GA 30605.
The sale will be conducted subject (1) to confirmation that the sale is not prohibited under the U.S. Bankruptcy Code and (2) to final confirmation and audit of the status of the loan with the holder of the security deed.
