In pursuance of an Order of Sale from said Court to me directed, I will offer for advertising beginning on 14th day of April 2026 at public auction, in accordance with ORC Section 2329.153, online @ https://franklin.sheriffsaleauction.ohio.gov on Friday, 15th day of May 2026 at 9:00 o'clock A.M., and if not then sold, on 5th day of June 2026 at 9:00 o'clock A.M., the following described real estate, situated in the County of Franklin and State of Ohio, and in the Township of Plain:

Being situated in The State of Ohio County of Franklin, Township of Plain and being a part of the Northeast Quarter of Section 1, Township 2, Range 16, United States Military Lands, and being part of a 154 acre tract conveyed to James L Wilcox shown of record in Deed Book 3726, Page 806, Recorder's
Office, Franklin County, Ohio, and being more particularly described as follows:
Commencing at a spike found at the intersection of the centerline of Tippet Road with the centerline of U.S. No. 62, said point being at the southeasterly corner of said 154 acre tract, said point also being on the county line between Franklin County and Licking County, and on the East line of Section 1;
Thence North, along the centerline of said Tippet Road, and along the easterly line of said 154 acre tract (east line of Section 1), and along the county line, a distance of 1738.81 feet to a spike, said point being South, along the centerline of said Tippet Road, and along the easterly line of said 154 acre tract (east line of Section 1), a distance of 150.00 feet from the northeasterly corner of said 154 acre tract, and the northeast corner of Section 1 and the true point of beginning of this description.
Thence South 89 degrees 45 minutes West, across said 154 acre tract, and along a line parallel with the northerly line said 154 acre tract (north line of Section 1), passing an iron pin on line at
30.00 feet, a total distance of 290.40 feet to an iron pin;
Thence North, across said 154 acre tract, and along a line parallel with the centerline of said Tippel Road, and said County line (east line of Section 1), a distance of 150.00 feet to an iron pin on the northerly line of said 154 acre tract, and on the north line of Section 1, and on the County line between Franklin and Delaware County:
Thence North 89 degrees 45 minutes East, along the northerly line of said 154 acre tract, and along the north line of Section 1, and along the County Line, passing an iron pin on line at 260.40 feet a total distance of 290.40 feet to a spike found on the centerline of said Tippet Road at the northeasterly corner of said 154 acre tract, and the northeast corner of Section 1;
Thence South, along the centerline of said Tippet Road, and along the easterly line of said 154 acre tract (east line of Section 1), and along the County line, a distance of 150.00 feet to the place of beginning, containing 1.00 acres, subject however to all highways and easements of record, and of records, easements, and restrictions In the respective utility offices.
Tract II:
Situated in the State of Ohio, County of Franklin, Township of Plain and being part of the Northeast Quarter of Section One, Township Two, Range 16, United States Military Lands, and being a part of a 154.00 acre tract conveyed to James L. Wilcox by a deed of record in Deed Volume 3726, Page 806 in the Franklin County Recorder's Office, and being more particularly described as follows:
Beginning at the Northeast corner of said Section One, said section corner being a railroad spike in the centerline of Tippet Road and also being in the Northeast corner of a certain 1.00 acre tract conveyed to Ronald F. and Alice Forgrave by a deed of record in Deed Volume 3762, Page 701 in the Franklin County Recorder's Office.
Thence with the North line of Section One and the North line of the said 154.00 acre tract, South 89° 45' West, a distance of 290.40 feet to a found iron pin, said iron pin being the true place of beginning for this description.
Thence due South, a distance of 150.00 feet to an iron pin.
Thence South 89° 45' West, a distance of 290.50 feet to an iron pin.
Thence due North, a distance of 150.00 feet to an iron pin in the North line of said Section One.
Thence North 89° 45' East, with the North line of said Section One a distance of 290.50 feet to the True Place of Beginning containing 1.000 acres, more or less, subject however, to all recorded easements and right-of-ways.

The appraisal was completed based on an exterior view of the property only.
Terms of sale: First Sale - To be sold at https://franklin.sheriffsaleauction.ohio.gov for not less than two-thirds of the appraised value.
Second Sale - If the property does not sell at the first auction, a second sale of this property will be held on 5th day of June 2026. The second sale shall be made without regard to the minimum bid requirements in ORC Section 2329.20, but shall be subject to costs, allowance and taxes under ORC Section 2329.21.
