The applicant seeks Bifurcated Density Variance to develop the property as 6 single family homes and one lot for a stormwater management basin. The property is in the R-40 -B zone and the proposed subdivision exceeds the maximum permitted density. Therefore, a variance is required under NJSA 40:55D-70(d)(5). The application is bifurcated and only the use and bulk variances are being considered by the Board. If the use variance is granted, the applicant will file a site plan application and a separate hearing will take place on notice to the public.
