Application for a Minor Subdivision
WHEREAS, Michael Koen, whose mailing address is 817 South Street, Point Pleasant, New Jersey
has applied for a subdivision of Lot, creating two conforming lots with frontage on Bryant Road and
Demmy Avenue, within the Residential Bay Haven/Bryant Beach (R-BH) Zoning District. Existing Lot 2
is currently vacant and wooded; and
WHEREAS, a public hearing was held on said application on March 5, 2026, in the Municipal
Building of the Township of Ocean and testimony was presented and all interested parties having been
heard.
WHEREAS, The Planning Board having considered said application, testimony and exhibits
submitted and inspection of the site, if any, makes the following findings:
1. The application is deemed complete pursuant to the applicable provisions for the Ocean
Township Ordinance.
2. The Applicant seeks to subdivide Lot 2, creating two conforming lots.
3. The Applicant requires no variance approval.
4. Applicant requests a waiver for curbs and sidewalks.
5. No person appeared in opposition to the subject application.
NOW, THEREFORE, BE IT RESOLVED by the Planning Board of the Township of Ocean in
the County of Ocean, New Jersey, on this 5'™ day of March, 2026, based upon the findings hereinabove
stated. the Application is hereby granted subject to the following condition. together will al stipulations of
the Applicant and his professionals.
BE IT FURTHER RESOLVED by the Planning Board of the Township of Ocean in the County
of Ocean, New Jersey, on this 5" day of March, 2026, based upon the findings hereinabove, grants the
waiver for sidewalks and curbs.
The Applicant shall strictly adhere to all representations, plans and exhibits submitted with
regard to the subject property and shall further comply in all aspects with the technical review
letter as prepared by the Ocean Township Board Engineer dated February 17, 2026, a copy of
which is annexed hereto and made a part hereof.
2. The Applicant's Minor Subdivision Plan, regarding Lot 2 in Block 181.01 as signed by Douglas
D. Clelland, PE, Professional Engineer, is granted and approved and the Board recommends the
adoption of same.
3. The Application shall set monuments/property corners.
4. The Applicant agrees to use the proposed lot numbers approved by the Tax Collector.
5. The Applicant shall further reimburse the Board for all professional fees expended with regard
to this Application, within thirty (30) days of submission of invoices for said professional fees.
6. The Applicant shall submit to the Ocean County Planning Board and further secure any and all
other necessary applications, permits or approvals and post any surety bonds that may be required
